This is a key regional sales role responsible for driving occupancy, converting enquiries, managing client relationships, and delivering revenue growth across their Leicester, Derby, and Beeston business centres (circa 4+ sites). The role requires full ownership of a defined territory, with responsibility for ensuring consistent sales performance, high standards of client experience, and strong operational delivery across multiple locations.
The successful candidate will be commercially focused, confident working independently, and experienced in building relationships with prospective clients, brokers, and local business networks.

The Role
Sales & Enquiry Management
- Manage all incoming enquiries for offices (typically 50–400 sq. ft.), owning the full sales cycle for smaller requirements
- Independently manage opportunities for 0–9 workspaces
- Collaborate with the Sales Director on opportunities for 10–20 workspaces
- Refer all enquiries for 21+ workspaces to the Sales Director
- Deliver professional, high-quality viewings and tailored proposals to prospective clients
- Maintain consistent and timely follow-up of all leads in line with agreed SLAs
- Achieve a target of 4 completed deals per month across the region
- Maintain full diary visibility and ensure CRM systems are updated daily
Territory & Client Management
- Take full ownership of the Leicester, Derby, and Beeston territory, ensuring all centres operate to a high standard
- Build and manage strong relationships with clients within each centre, acting as a key point of contact
- Ensure client needs are met proactively to maximise retention and satisfaction
- Identify opportunities for upselling, renewals, and long-term client value growth
- Maintain regular engagement with occupiers to strengthen relationships and enhance the customer experience
Occupancy & Performance Management
- Monitor, track, and report occupancy levels across all buildings on a weekly basis.
- Analyse conversion rates, enquiry levels, and sales performance metrics.
- Prepare and present weekly updates to the Managing Director, including:
- Occupancy performance
- Sales pipeline and conversions
- Market insights and risks
- Identify opportunities for revenue growth, including expansion into new floors, centres, or markets
Presentation & Facilities Coordination
- Ensure all vacant offices are presented to a high standard and are ready for immediate viewing.
- Proactively identify and report maintenance issues to ensure centres remain aligned with brand standards.
- Coordinate with internal teams to resolve maintenance and presentation matters promptly via internal systems.
- Support light facilities coordination, including:
- Client move-ins and move-outs
- Office setup and readiness
- Furniture requirements and layout improvements
Marketing, Listings & Broker Management
- Conduct monthly reviews of all office listings to ensure accuracy, competitiveness, and performance
- Manage and optimise listings across key platforms (e.g. LoopNet, Zoopla, and broker channels)
- Track and report listing performance and lead sources
- Build and maintain strong relationships with commercial agents, brokers, and referral partners
- Attend networking events to build brand presence and generate new business opportunities
Referral & Partner Management
- Manage referral agreements with partner business centres and third-party operators
- Ensure all partner listings remain accurate and up to date
- Develop and maintain strong, mutually beneficial partner relationships
- Generate and share high-quality, qualified leads with partners where appropriate
- Conduct periodic partner visits and reviews to identify further collaboration opportunities
Area Management & Market Intelligence
- Develop a detailed understanding of each local market, including competitors, pricing, and availability
- Maintain up-to-date competitor analysis for each centre
- Build a database of local businesses, market trends, and growth opportunities
- Identify potential partnerships, target sectors, and new business clusters
Derby & Beeston Coverage
- Maintain regular presence across Derby and Beeston locations
- Travel as required for viewings, client meetings, and business development
- Support client retention and relationship management across all sites
- Ensure consistent service delivery across all locations
