Residential Surveyor | North East England | Full Time | Β£35,000–£50,000+ per annum
Our client is a growing independent residential surveying practice based in Northumberland. They provide a range of professional services, including RICS Level 2 Home Surveys, RICS Level 3 Building Surveys, residential valuations, new-build snagging surveys, damp and defect inspections, and specialist inspections.
Their approach is quality over quantity, with surveyors generally undertaking approximately one survey per day, depending on the type, size and complexity of the property. This allows sufficient time for thorough inspections, report writing and client communication.
The Role
As a Residential Surveyor, you will carry out residential property surveys across Newcastle, Northumberland, North Tyneside, Gateshead, Durham and the wider North East where required.
The role offers flexibility around home working, workload and diary management, with administrative support provided by the office. The majority of work will involve RICS Level 2 and Level 3 surveys, alongside valuations and a growing number of defect, damp and specialist inspections.
Support and mentoring will be provided to help develop your experience across Level 3 surveys, valuations, defects, drone inspections and other specialist areas.
Key Responsibilities
Complete RICS Level 2 Home Surveys
Complete RICS Level 3 Building Surveys, where experienced
Undertake residential valuations
Carry out new-build snagging surveys
Conduct damp, defect and specialist inspections
Identify property defects, structural concerns and maintenance requirements
Produce accurate, detailed and professional survey reports
Provide clear advice and recommendations to clients
Manage your own workload and survey diary effectively
Communicate with clients throughout the surveying process
Maintain high professional and industry standards
Requirements
Essential
AssocRICS or MRICS qualification
Alternatively, suitably experienced MCIOB candidates may be considered
Minimum of around 2–3 years' relevant residential surveying experience
Experience completing RICS Level 2 Home Surveys
Strong technical knowledge of residential construction and property condition
Strong report-writing skills and attention to detail
Excellent written and verbal communication skills
Ability to work independently and manage your own workload
Full UK driving licence and access to a suitable vehicle for business use
Desirable
MRICS qualification
Experience completing RICS Level 3 Building Surveys
Residential valuation experience
Experience with damp, building defects and snagging inspections
Experience with specialist property inspections
Experience using drones for roof inspections
CABE membership
