Property & Maintenance Manager | Southampton | Full Time | Β£35,000–£42,500 Per Annum Our client is a family-run property business based in Southampton, founded in 2006, with roots through their parent group dating back to 1983. They manage a diverse portfolio across Southern Hampshire β€” from studio apartments to three-bedroom houses β€” and welcome tenants from all backgrounds, including those on Universal Credit and housing benefits. They are seeking an experienced Property & Maintenance Manager to oversee and support the strategic growth of a diverse portfolio of over 850 commercial, residential and mixed-use properties. The Role This is a hands-on role working closely with the Managing Director and senior stakeholders across all aspects of the business. The successful candidate will play a key role in driving operational excellence, maintaining compliance standards, identifying growth opportunities and managing property-related projects from acquisition through to completion. The role offers significant responsibility and the opportunity to contribute directly to business growth, portfolio performance and long-term strategic planning. Key Responsibilities Oversee the day-to-day management of a portfolio exceeding 850 commercial, residential and mixed-use properties Ensure properties are operated efficiently and in compliance with all relevant regulations Monitor portfolio performance and drive initiatives to maximise income and occupancy levels Build and maintain strong relationships with tenants, contractors and key stakeholders Act as the main point of contact for tenants and contractors Coordinate property maintenance, repairs and inspections Arrange contractor quotations and oversee completed works Conduct property viewings and assist with tenant onboarding Manage tenancy agreements, renewals and compliance documentation Monitor rent payments and follow up on arrears where required Ensure properties comply with all relevant housing, health and safety regulations Handle tenant queries and resolve issues promptly and professionally Maintain accurate property records and reports Manage reactive and planned maintenance programmes Appoint and oversee contractors and service providers Ensure works are delivered on time, within budget and to the required standard Identify opportunities to improve operational efficiency and reduce costs Work closely with the Managing Director to support business objectives and long-term strategy Assist with acquisitions, property valuations and due diligence processes Identify opportunities for asset enhancement, development and revenue growth Support commercial leasing activities, including negotiations, renewals and tenant retention Support and manage members of the wider property team Maintain high standards of service delivery and operational performance Assist with process improvements and staff development initiatives Contribute to business-wide decision-making and organisational growth What We're Looking For Proven experience in residential and commercial property management Strong understanding of property legislation, compliance and health & safety requirements Strong knowledge of residential tenancy management and compliance requirements Experience managing contractors and maintenance programmes Strong commercial awareness and financial understanding Excellent organisational and administrative skills Excellent organisation and problem-solving skills Strong communication and interpersonal abilities Ability to manage multiple priorities within a fast-paced environment Proficient in Microsoft Office and property management software Full UK driving licence Previous experience in property management, lettings, housing or an estate agency Professional and trustworthy Proactive and solution-focused Strong attention to detail Reliable and able to work independently Excellent customer service skills What's In It For You Competitive salary Bonus scheme Private GP company benefits Supportive and professional working environment Opportunity to play a key role in managing a growing property portfolio Long-term career development opportunities What's next?
