The Opportunity

Our client is a growing independent residential surveying practice based in Northumberland, providing a comprehensive range of professional services, including RICS Level 2 Home Surveys, RICS Level 3 Building Surveys, residential valuations, new-build snagging surveys, damp and defect inspections, and specialist property inspections. The business takes a quality-over-quantity approach, with surveyors generally undertaking approximately one survey per day, depending on the type, size and complexity of the property. Unlike higher-volume surveying environments, the company prioritises quality inspections and thorough reporting, ensuring surveyors have sufficient time within their normal working week for report writing, administration and client communication. There is no expectation to routinely complete these duties outside contracted hours.

This is an excellent opportunity to join an expanding independent practice offering flexibility, a supportive working environment and genuine opportunities for professional development and career progression.

The Role

As a Residential Surveyor, you will undertake residential property surveys across Newcastle, Northumberland, North Tyneside, Gateshead, Durham and the wider North East where required. The role offers considerable flexibility around home working, workload and diary management, with administrative support provided by the office. The majority of work will involve RICS Level 2 and Level 3 surveys, alongside new-build snagging, damp and defect inspections and other specialist property inspections. Residential valuation experience would be advantageous, although this is not essential, as training and support can be provided for candidates looking to develop their experience in this area. You will also have opportunities to broaden your technical experience through training and mentoring, particularly in Level 3 Building Surveys, valuations, defects, drone inspections and other specialist services.

Key Responsibilities

  • Complete RICS Level 2 Home Surveys.
  • Undertake RICS Level 3 Building Surveys, where experienced and competent.
  • Carry out residential valuations where suitably experienced, with training available where appropriate.
  • Conduct new-build snagging surveys.
  • Undertake damp, defect and specialist property inspections.
  • Identify property defects, structural concerns and maintenance requirements.
  • Produce accurate, detailed and professional survey reports.
  • Provide clear advice and recommendations to clients.
  • Manage your own workload and survey diary effectively.
  • Communicate professionally with clients throughout the surveying process.
  • Maintain high professional and industry standards.

Requirements

Our client is keen to speak with candidates who have relevant residential surveying experience and a suitable technical background.

Essential:

  • AssocRICS or MRICS qualification. Suitably experienced MCIOB candidates will also be considered.
  • Approximately 2–3 years' relevant residential surveying experience, although candidates with alternative but relevant technical experience may also be considered.
  • Experience completing RICS Level 2 Home Surveys, or a suitable technical background and realistic pathway to developing competence in this area.
  • Strong technical knowledge of residential construction and property condition.
  • Good report-writing skills and attention to detail.
  • Excellent written and verbal communication skills.
  • Ability to work independently and manage your own workload.
  • Full UK driving licence and access to a suitable vehicle for business use.

Desirable:

  • MRICS qualification.
  • Experience completing RICS Level 3 Building Surveys.
  • Residential valuation experience (not essential, as training can be provided).
  • Experience with damp, building defects and snagging inspections.
  • Experience with specialist property inspections.
  • Experience using drones for roof inspections.
  • CABE membership.

A Flexible Approach to Experience and Qualifications

Our client recognises that not every good candidate will meet every requirement from day one. Individuals with a strong residential surveying background, relevant technical experience or alternative professional qualifications will be considered, provided they have the appropriate foundations and a realistic pathway to developing the necessary competence for the role. Training, mentoring and professional development will be available to support the successful candidate in expanding their experience and technical capabilities.

What's In It For You?

  • £35,000–£50,000+ per annum, depending on qualifications, experience and ability to work independently. There is flexibility to offer a higher package for an exceptional candidate.
  • 37.5-hour working week.
  • Hybrid and flexible working arrangements.
  • Flexible start and finish times for field-based work.
  • 4:00 pm finish on Fridays.
  • 25 days' annual leave plus bank holidays.
  • Pension with matched employer contributions of up to 5%.
  • Business mileage reimbursed at 55p per mile, calculated from the surveyor's home address to each inspection, where applicable and in accordance with the company's mileage policy and HMRC rules. Normal office commuting is not eligible.
  • Company-provided professional indemnity insurance covering surveying services undertaken within the scope of the role.
  • Surveying equipment provided.
  • Drone, iPad, laptop and iPhone provided as required.
  • Training, mentoring and CPD opportunities.
  • Support with relevant professional costs, including RICS subscriptions where appropriate.
  • £25 bonus for each new referral partner successfully signed up.
  • Genuine career development and progression opportunities.

Any additional remuneration or vehicle-related arrangements can be discussed individually, depending on the successful candidate's experience and circumstances.

Career Development

As the business continues to grow, there is genuine scope for career progression into a Senior Surveyor position. Longer-term opportunities could include mentoring other surveyors, quality control, developing specialist services, business development and surveying team management. The company actively encourages professional development and is committed to supporting individuals who want to broaden their technical expertise across Level 3 surveys, valuations, defects and specialist inspections.

Working Arrangements

The immediate priority is to recruit a full-time employed Residential Surveyor, working 37.5 hours per week. The position offers flexible and hybrid working arrangements, with a degree of autonomy over diary management and workload, alongside administrative support from the office. Self-employed opportunities may also be available for experienced surveyors interested in undertaking regular work for the practice.
