We're looking for a Maintenance Manager to lead our in-house repairs team and help deliver high-quality, safe and efficient maintenance services across all our homes. This is a key role within our Property Services Team. You'll be responsible for managing our responsive repairs, voids service, planned and cyclical maintenance programmes, fleet operations, and supplier relationships — ensuring we consistently provide great service and value for money for our tenants. You'll use data, customer insight and strong leadership to drive performance, productivity and continuous improvement.

You will lead and develop a high-performing, customer-focused responsive repairs and voids service, ensuring the delivery of safe, efficient and compliant repairs that meet the needs of our tenants and align with organisational priorities. You will have overall responsibility for managing the internal repairs operations, including responsive repairs, voids, planned and cyclical maintenance programmes and fleet management. Using performance data and customer insight, you will drive productivity, service improvement and value for money, ensuring resources are used effectively and operational targets are achieved.

What you'll bring to the role:

  • An NVQ Level 3 in a building related qualification or equivalent relevant experience
  • Experience of managing and delivering high quality repairs services
  • Experience of planning and scheduling complex workloads of a small team to create maximum productivity
  • Knowledge of the Welsh Housing Quality Standard, including the Housing Health and Safety Rating System HHSRS, and WHQS Addendum
  • Excellent knowledge of health and safety and other relevant legislation and regulations associated with the role
  • Experience of budget planning and managing budgets effectively to deliver value for money services
  • Ability to plan complex workloads in a range of trades effectively.
  • Working knowledge of CDM Regulations or willing to work towards
  • Full UK driving licence
