About the role Synergize delivers planned and reactive works to Service Family Accommodation across the MOD estate as part of the Vivo contract. When a property is handed back, it has to be surveyed, turned around and brought back to standard so the next service family can move in — on time, first time, and to a fixed specification. The Void Supervisor owns delivery on the ground. You will scope the work, run the trades, hold the quality line and sign the property off as fit for a family to move into. Where the Void Coordinator builds the plan, you make it happen on site: managing operatives and subcontractors day to day, resolving what the survey missed, keeping the job safe and compliant, and making sure nothing goes back to the client that would not pass inspection. It is a hands on supervisory role across a live patch of properties, with real accountability for turnaround times, first time pass rates and the cost of each void. Key responsibilities Site delivery and supervision Supervise directly employed multi trade operatives and approved subcontractors across a live caseload of void properties, setting daily priorities and expectations on site. Carry out pre void surveys and scope works accurately, identifying the full work package up front so the schedule is built on reality rather than assumption. Walk properties in progress, unblock issues on the spot and make the trade off calls that keep a void moving without compromising standards. Manage emergent works and variations, capturing the detail and evidence needed for approval and pricing before the work is done. Work hand in glove with the Void Coordinator / Scheduler, feeding back accurate durations, completions and slippage so the programme stays honest. Quality and lettable standard Inspect and sign off completed works against the contract specification and lettable standard, rejecting anything that would not pass client inspection. Own the snagging process end to end, from raising defects to confirming they have been put right. Drive first time pass rates and reduce rework by setting the standard clearly with operatives and holding them to it. Ensure photographic evidence, completion records and handover packs are complete and accurate for every property. Health, safety and compliance Ensure all works are carried out in line with RAMS, company procedures, statutory requirements and MOD site protocols. Deliver toolbox talks, site inductions and safety briefings, and carry out site inspections and audits on your patch. Check operative and subcontractor competencies, certification and plant records are current before work starts. Report and investigate incidents, near misses and unsafe practice, and act on what they tell you. Ensure statutory compliance activity for each void — including gas, electrical, water hygiene and asbestos management — is completed and certificated before handover. Productivity, cost and programme Monitor productivity and output against target, addressing underperformance early and directly. Control materials, plant and van stock on site, keeping waste, over ordering and unnecessary returns down. Verify subcontractor works before sign off for payment and challenge anything that does not stack up. Support the Void Manager with turnaround times, cost per void and KPI performance, flagging risks with enough notice to act on them. People and stakeholders Act as the first line of management for operatives — attendance, conduct, performance, development and day to day welfare. Support recruitment, induction and on the job training of new trades joining the contract. Represent Synergize with the client, accommodation service partners and incoming families in a professional, credible way. Work closely with commercial, supply chain, compliance and site management colleagues to keep delivery and the cost position aligned. Skills and experience Essential Experience supervising multi trade operatives and subcontractors in social housing, property maintenance, facilities management, refurbishment or void works. A trade background with a recognised qualification, or equivalent time served experience in a building trade. Sound working knowledge of void works, lettable standards and typical void work packages across multiple trades. Practical understanding of health and safety in a domestic property environment, including RAMS, safe systems of work and site inspection. Confident holding people to a standard — comfortable having the difficult conversation with an operative or subcontractor when quality or pace slips. Competent with IT, including job management or CAFM systems and mobile working on a tablet or phone. Full UK driving licence. Eligible to obtain and hold MOD security clearance (five year UK residency required). Desirable SMSTS or SSSTS. Asbestos awareness, first aid at work, and other relevant site tickets. Background working on an MOD, defence, housing association or other public sector contract. Experience of SLA and KPI driven contracts and the reporting that goes with them. Experience of managing subcontractor performance and verifying works for payment. NVQ Level 3 or above in a building trade, or a supervisory or construction management qualification. Person specification You lead from the front and are visible on site rather than behind a desk. You have a good eye — you can walk into a property and see immediately what has been skipped, and you are not prepared to sign it off. You are firm with trades without falling out with them, and you would rather solve a problem at eight in the morning than explain it at five in the afternoon. You understand that a void is somebody’s home, and you treat the handover standard accordingly.
