The asset management team is deliberately structured to give a level of visibility, influence and ownership that simply isn't available in a fully formed team with double digit headcount.
They're hiring an Asset Manager (five to ten years' experience) reporting into the Head of Asset Management and working alongside two colleagues. It's a team small enough that your work is seen, senior enough that your instincts are trusted. This is a value creation mandate, not a stewardship brief. You'll be responsible for driving and protecting investment performance across a portfolio of living assets:
- Setting strategy ahead of budget cycles
- Interrogating performance in real time
- Ensuring the liquidity position remains defensible across refinancing, recapitalisation and disposal scenarios
- Building genuine asset business plans that grow and defend value
- Driving NOI with commercial intent, challenging leasing velocity, pricing strategy and cost lines without hiding behind market conditions
- Overseeing capex with discipline
- Supporting debt strategy, valuation processes and investor reporting with credibility
- Bridging the gap between development underwriting and operational reality
What you'll need:
- Commercial fluency is non-negotiable. IRR, cashflow sensitivity, liquidity, exit optionality and covenant headroom aren't buzzwords here; they're the daily language.
- RICS qualification is essential, alongside five to ten years of experience.
- The ability to be either Manchester or London-based with an expectation of being in the office and/or on site at least three days a week.
- Experience in build-to-rent or broader residential asset management is preferred, but they are also interested in speaking with asset managers from opex and capex-intensive sectors: logistics, retail, hotels, operational real estate of any kind.
- Quality of thinking is what matters, not the postcode of the portfolio.
- Ability to operate with confidence in an environment where there is genuine scope to shape how the function continues to develop.
