Property Manager
City of London | Full-time | Circa £35,000K DOE
9:00 – 5:30pm Monday – Friday On-site
Are you a confident, experienced Property Manager who enjoys autonomy, responsibility, and working with high-value portfolios?
This is an opportunity to join a well-established, fast-growing residential property investment and management business, operating at scale across the UK. The company works closely with institutional and corporate landlords, managing large residential portfolios with a strong focus on governance, compliance, and service excellence.
You’ll be based in the London office near Liverpool Street, working within a collaborative, open-plan environment alongside experienced senior managers. This is a hands-on role for someone who knows the ropes and is ready to take ownership from day one.
The Role
You’ll manage a busy residential portfolio, primarily new-build and professionally owned stock, acting as the main point of contact for a key client.
Your responsibilities will include:
- End-to-end management of a London-based residential portfolio
- Acting as the primary liaison for a corporate/institutional landlord
- Organising, instructing, and overseeing maintenance and remedial works
- Ensuring full compliance across gas, electrical, fire safety and legislation
- Managing credit control alongside internal support teams
- Handling tenancy renewals and negotiations
- Coordinating inspections, inventories, check-ins and check-outs
- Managing insurance claims where required, with commercial awareness of costs
- Dealing confidently with escalations, including access issues, bailiffs, and lock changes when needed
- Working closely with suppliers, contractors and internal teams
- Delivering a consistently high level of customer service to tenants while managing expectations firmly and fairly
This is a demanding portfolio with a high-profile client, attention to detail, confidence, and resilience are essential.
About You
This role will suit someone who is not looking for entry-level training, but instead wants to step into a role where they can truly make an impact.
You’ll ideally have:
- Minimum 1 years’ experience in residential property management
- Experience managing large portfolios (100+ properties preferred)
- Strong knowledge of compliance, legislation, and risk management
- Confidence holding robust, professional conversations with landlords and stakeholders
- Experience with HMOs and Universal Credit (preferred)
- Excellent organisational skills and the ability to manage a high workload
- A calm, solutions-focused approach in fast-paced environments
- ARLA qualification (preferred, or willingness to work towards with support)
