We're recruiting on behalf of a growing residential property business that manages a large portfolio of HMO and shared living accommodation primarily across SW London. Due to continued growth, they're looking for an experienced Property Maintenance Operative to join their close-knit team.
This is a fantastic opportunity for someone who enjoys variety, takes pride in their workmanship and wants the stability of a permanent Monday to Friday role with fixed working hours. You'll be responsible for maintaining a portfolio of residential properties, carrying out a mixture of planned and reactive maintenance. Your day will be organised in advance, with jobs scheduled for you, allowing you to focus on delivering high-quality repairs and excellent service.
This role is about much more than simply fixing problems. The team are looking for someone who can identify the root cause of maintenance issues, recommend practical solutions and communicate clearly with the Property Management team to help keep their portfolio running efficiently.
The role
- General property maintenance and repairs.
- Basic plumbing, carpentry and decorating.
- Patch repairs, silicone works and room refreshes between tenancies.
- Replacing fixtures and fittings including locks, door handles, shower heads, toilet seats, blinds, furniture and light fittings.
- Diagnosing maintenance issues and advising on the most appropriate solution.
- Completing clear reports with photographs and videos using the company's maintenance system.
- Liaising professionally with residents, landlords, contractors and council inspectors when required.
- Identifying maintenance concerns relating to HMO compliance, including fire doors and communal areas.
About you
You'll already have experience working within property maintenance, facilities or a multi-trade environment and be confident working independently across multiple locations. You'll also have:
- At least two years' experience in a handyman, maintenance or multi-trade role.
- Strong all-round maintenance skills across carpentry, decorating and basic plumbing.
- Excellent problem-solving ability and a proactive approach.
- The confidence to assess issues and recommend solutions rather than simply carrying out repairs.
- Strong communication skills with a professional and customer-focused manner.
- Good organisation and time management.
- A full UK driving licence.
- Experience within HMOs or residential lettings would be advantageous, along with an understanding of fire doors and general property compliance.
