Key Responsibilities

  • Perform and assist with maintenance tasks across all areas of the property with minimal resident disruption.
  • Address maintenance issues reported by residents or staff promptly and professionally, prioritising resident comfort and safety.
  • Maintain cleanliness and organisation of the maintenance workshop and all plant areas.
  • Conduct routine checks on equipment and machinery, such as HVAC systems, to ensure optimal performance and prevent issues.
  • Ensure all maintenance work is carried out safely and in accordance with health and safety regulations.
  • Monitor, maintain and restock tools, equipment and supplies weekly to ensure continuity of service.
  • Carry out daily litter pick of grounds, change external bins, sweep external areas and garden maintenance.
  • Undertake cleaning duties of rooms and public areas.
  • Liaise with contractors and support external services as needed.
  • Maintain clear records of repairs and defects in the maintenance log and report any major issues to the Group Asset Director.
  • Support the Resident Manager with larger repair projects.
  • Work effectively with other property staff and departments to ensure a seamless resident experience.
  • Assist in training new team members on basic maintenance procedures and property standards.
  • Adhere to property policies and procedures related to maintenance and safety.
  • Ensure that the property’s external surrounding areas are kept clean and tidy in line with standards.
  • Participate in the call‑out system outside normal working hours as required by business needs.

Resident Experience

  • Acknowledge all residents appropriately and use names where known.
  • Take responsibility for resolving resident concerns and ensuring satisfaction.
  • Always maintain a positive and helpful attitude.
  • Follow all operational procedures.

Compliance & Security

  • Carry out all reported maintenance and safety issues promptly.
  • Ensure that the property’s preventative maintenance plan is executed.
  • Ensure the security of residents and property is always maintained.
  • Ensure that all health and safety training is completed.
  • Carry out required safety tests and ensure all tools and machinery are stored correctly and safely.
  • Report any inappropriate or untoward behaviour in both residents and employees.
  • Ensure all data is handled in line with GDPR and brand policies.
  • Adhere to company policies, health and safety regulations.

Team & Business Support

  • Manage operational changes with minimal disruption, adapting to business needs including unsociable hours.
  • Coordinate and oversee third‑party contractors to ensure high‑quality, compliant work.
  • Address maintenance requests promptly through strong communication with property staff and departments.
  • Foster department collaboration and maintain positive working relationships throughout the property.
  • Attend departmental meetings, staff training, and ensure compliance with health, safety, and legal standards.
  • Oversee preventive maintenance programmes and maintain product quality standards, reporting issues to the Group Asset Director.
