About SWG Construction

SWG Construction (Build & Renovate) Ltd is an established regional principal contractor with offices in Welshpool and Wolverhampton. With a turnover of around £15m and 45 staff, we deliver new build and refurbishment projects across the public sector, commercial, and housing association markets.

We are looking to build a long-term working relationship with a high-calibre Freelance Site Manager who wants consistent, back-to-back project work rather than a short-term placement.

Purpose of the Role and Location Requirements

You will take full day-to-day control as the number one Site Manager on site, ensuring your project finishes on programme, within budget, and to a high standard of quality.

Your first project will be in North Wales. Because we operate as a regional contractor, we go where the work is. To move with us from project to project, you must be willing to travel across our operating patch covering North Wales, Mid Wales, Shropshire, and the West Midlands as new schemes start on site.

Key Responsibilities

Pre-start and programming

  • Work with the Contracts Manager during pre-construction to review buildability, sequencing, site logistics, and the construction programme.
  • Produce and maintain detailed short-term lookahead programmes that clearly set out weekly targets for every trade on site.

Site delivery and subcontractor control

  • Drive the programme from the front and hold subcontractors strictly to account.
  • Ensure subcontractors mobilise to site on the agreed dates, maintain required labour levels, and complete their work packages as planned.
  • Enforce progressive quality control so that snags are identified and closed out by trades as work proceeds, rather than accumulating at handover.

Commercial and budget control

  • Maintain strong commercial awareness on site, working closely with the Quantity Surveyor and Contracts Manager to protect the project budget.
  • Identify, record, and report variations, delays, contra-charges, and commercial risks as soon as they arise.
  • Control site preliminaries, plant hire, and material wastage tightly.

Health, safety, and compliance

  • Induct all site personnel, review RAMS thoroughly, and enforce safe working practices across the site.
  • Maintain clean, well-organised site environments that reflect well on the company during client and inspector visits.

Administration and reporting

  • Keep comprehensive, accurate daily site diaries, photographic records, labour returns, and progress reports.
  • Chair productive subcontractor progress meetings and provide honest, timely updates to the Contracts Manager so issues are dealt with early.

Experience, Skills, and Qualifications

  • Proven track record as a number one Site Manager with a main contractor, delivering projects between £500k and £5m on time and within budget.
  • Demonstrable experience across public sector and housing association schemes, including education, healthcare, civic, and industrial projects (both new build and refurbishment).
  • Strong working knowledge of JCT and NEC contract procedures at site level, particularly around early warnings, variations, and record keeping.
  • Current SMSTS, CSCS Site Management card, and First Aid at Work certificates.
  • Competent with construction programming software and standard Microsoft Office applications.
  • Full UK driving licence.

The Sort of Person This Suits

This role suits an organised, commercially minded Site Manager who runs a tight site and does not let programmes drift. You plan your week properly so that weekly targets are hit between Monday and Friday without relying on paid Saturday shifts to catch up. You will be firm but fair with subcontractors, chasing up attendance and workmanship issues immediately rather than waiting for problems to escape. You take pride in handing over defect-free buildings on time and keeping your Contracts Manager and Quantity Surveyor fully informed.

Ongoing Work and Continuity

While this is a freelance role, our intention is to retain the right person across a continuous pipeline of projects. If you deliver predictability on programme, budget, and quality on the initial North Wales scheme, there is ongoing project-to-project continuity across our region.
