The predicted salary is between 51598 - 51598 £ per year.

Due to a re-organisation of the Estates Department there is a vacancy for an Estates Manager (Electrical) £51,598 per annum (spot salary). A higher starting salary may be considered for candidates with exceptional skills and experience relevant to the role. Plus 27 days holiday, plus bank holidays and voluntary pension scheme. The role is Monday- Friday with opportunities for overtime and weekend working, plus participation in an emergency on-call rota. Start and finishing times 8.00 am to 4.00 pm.

The SWFTCS Estates Department provides a comprehensive maintenance repair and installation service of building, grounds, engineering services and associated equipment throughout the SWFT Trust.

Main duties of the job

  • As an Electrical operational lead, assist the Head of Estates in the operational management of the Trust’s estate at the designated site(s), including all building and Electrical systems and for ensuring that these are maintained to the appropriate NHS and statutory standards in order to deliver a high-quality care environment for the Trust’s patients.
  • Ensure the provision of an efficient, effective and safe patient-focused maintenance service, within the allocated budgets, using directly employed staff and contractors, and through the development of suitable operational plans and maintenance programmes.
  • Acts as Lead Authorised Person for the SWFTCS and or Authorised Person (AP) in relation to specific maintenance responsibilities e.g. High Voltage electrical, Low Voltage electrical, Lifts and Fire Alarm systems.
  • Implements and maintains physical assets register; oversees minor schemes and capital work.
  • Leads the ongoing development and continuous improvement of the maintenance and repair services within his/her remit.
  • Provides expert specialist and professional building and electrical/engineering expertise to other estates staff, directors, and senior management of the organisation, and may also advise external agencies.

SWFT Clinical Services is a wholly owned subsidiary of the South Warwickshire University NHS Foundation Trust (SWFT). The company provides a number of services such as outpatient pharmacy facilities at various hospitals; estates and facilities management; private patient service and consultancy services to NHS Trusts.

Subject to the Company and individual’s performance, an annual discretionary bonus will be awarded. There is automatic enrolment to the Company pension scheme, with the Company contributing 5%. A benefits package is available to the appointed candidate upon successful completion of the six-month probationary period.

Detailed job description and main responsibilities

  • Responsible for the following engineering and building maintenance section level functions: Operational estates maintenance and repair services for all hospital buildings, services, fabric and equipment covered by the Estates Department policies and procedures.
  • Works collaboratively with the other Estates Operations Managers, and provides cover for them during periods of leave.
  • Authorised signatory for financial transactions e.g. purchase orders and goods received.
  • Ensures effective estates maintenance contract procurement and management.
  • Ensures Estates Statutory Compliance for all electrical disciplines e.g. High Voltage, Low Voltage systems, Lifts, Fire alarms etc.
  • Ensures the efficient use of energy and utility services for Estates equipment and infrastructure.

Main Duties and Responsibilities

  • Communication & Relationship Skills: Develops and maintains effective systems of communication, written and verbal, formal and informal, with Estates team. Provides and receives maintenance, technical project-related information with specialists, non-specialists; negotiates with contractors, suppliers.
  • Analytical & Judgmental Skills: Judgements across a wide range of estate issues considering legislation, H&S, conflicting demands – condition of plant & equipment, complex fault finding.
  • Planning & Organisational Skills: Long term maintenance planning, short term projects planning, emergency, contingency planning for critical services.
  • Responsibility for Policy/ Service Development: Reviews, develops policies for engineering maintenance.
  • Responsibility for Human Resources: Promotes positive management/employee relationships, engagement and involvement.
  • Responsibility for Research & Development: Responsible for storage of data with an occasional requirement to use computer software to create reports, documents and drawings.

Qualifications

  • Electrical engineering degree or significant equivalent experience within a similar role.
  • Evidence of continuing IOSH Managing Safely.
  • Specialist training, such as that required to hold the position of ‘Authorised/Responsible’ persons under the Department of Health's Technical Memorandum (HTM).
  • Recognised Project management qualification.
  • Membership of an appropriate professional body - CIBSE, IET, IHEEM etc.

Experience

  • Significant experience working at a technical level within a building and engineering environment.
  • Significant experience working on all electrical based systems LV/HV UPS/IPS systems, lifts, Fire Alarms etc.
  • Experience working with a dedicated BMS system.
  • Significant experience of working within the NHS.
  • Experience working with CAD.

Skills

  • Excellent communication skills, providing and receiving complex information; able to communicate to specialists and non-specialists.
  • In-depth fault finding techniques within own speciality.
  • Excellent organisational and planning skills for dealing with ongoing projects, long term maintenance plans and day-to-day prioritising of work; able to work to deadlines.
  • Analytical skills to enable diagnosis of complex technical problems.
  • Able to use computer databases CAFM, CAD and other computer software.
