About The Role
The MaintenanceOperative/Technician will be expected to uphold the Company’s aims and objectives in ensuring that the property and associated grounds are kept in a safe, well maintained and compliant manner at all times. Working to the Company Policies and Procedures, carrying out all aspects of the role competently and safely at all sites at which you are engaged or as directed by the relevant Property Services Officer.
Position: Maintenance Operative/Technician
Location: You will primarily work at our services based in Telford. However you will also be required to travel to other services within the region.
Hours: 40 hours per week, between 8.00am and 5.00pm, with flexibility on start and finish times
Transport: You will require use of your own vehicle and mileage will be paid at 45p per mile
Tools and equipment: Supplied by the Company.

Key Responsibilities
- To ensure the building or group of buildings are maintained to provide a safe, secure, and pleasant environment for the people we support, staff and visitors in line with the Estates Maintenance Policy and all statutory and regulatory requirements.
- To ensure that all critical systems and services such as drainage, water, lighting, heating, fire, and related alarm systems are functioning appropriately
- To resolve critical alerts, tasks and problems through assessment and determining / implementing the corrective action.
- To work in conjunction with / alongside the Regional Property Services Manager, Registered Service Manager and relevant authorities to provide a well-planned & effective preventative, and reactive maintenance regime.
- To provide additional support on specific projects or to deputize as requested under the prescribed direction of the Regional Property Services Manager
- To complete the Property Condition Reports to ensure compliance and tracking of life safety/safety issues, as well as physical plant deficiencies.
About you
To be successful in the role of Estates Operative/Technician it is desirable to hold a relevant trade qualification and be able to demonstrate competence in one or more of the following trades: joinery; decoration; plumbing; electrics or proven experience and ability in a similar building’s maintenance role.
Other key skills and experience include:
- At least 2 years practical experience within a similar maintenance-based role and experience with budget management would be desirable
- Experience of receiving reactive maintenance requests with the ability to respond as necessary to meet strict timescales and target dates
- Sufficiently experienced in lone working and ability to work on allocated tasks without or with minimal supervision
- Good English written and verbal communication skills are required together with the ability to complete maintenance documentation and records accurately and reliably.
- A sound understanding of the principal requirements of Health & Safety and Fire Safety as apply to a Residential Care setting; awareness and understanding of Fire Risk Assessments & Water Hygiene Service Risk Assessments
- Ability to undertake general gardening duties including mowing grassed areas, tending to plant areas, cutting back shrubbery and bushes/hedges etc.
- Work responsibly with sensitivity and all time be mindful of the vulnerable people who live within the service, colleagues, and any other visitors to Swanton Care Services
- A Full driving licence with access to your own vehicle is required for this position
