Estate Agent (Property Sourcing & Acquisitions) — UK-wide

Location: UK-wide (field-based with regular travel)

Contract: Full-time

Reports to: Head of Acquisitions / Director

Package: Competitive base + commission/bonus, mileage/vehicle allowance, expenses

Role summary

You’ll source, appraise, and secure residential properties across the UK. Expect heavy travel for viewings, rapid assessment, negotiation, and progressing purchases through to exchange and completion.

Key responsibilities

  • Sourcing: Build and manage a pipeline of opportunities via agents, auctions, portals, off-market, direct-to-vendor, and developer/landlord networks.
  • Viewings & appraisal: Conduct high-volume viewings nationwide; assess condition, value, yield, and risk; prepare clear buy/no-buy recommendations.
  • Negotiation & offers: Negotiate terms to target margins/ROI; draft and submit offers with supporting comps and rationale.
  • Deal progression: Liaise with vendors, estate agents, solicitors, surveyors, lenders, and brokers to drive deals to exchange/completion on time.
  • Market coverage: Track micro-markets, regeneration zones, comparables, and auction catalogues; flag emerging hotspots.
  • Compliance: Maintain accurate records; follow AML/KYC, CPRs (Consumer Protection from Unfair Trading Regulations), GDPR, and company policies.
  • Reporting: Keep CRM and dashboards current; forecast pipeline, conversion, and capital deployment.

What you’ll need

  • 2+ years in estate agency, acquisitions, property sourcing, or investment buying (residential).
  • Proven track record hitting acquisition targets and negotiating favourable terms.
  • Strong valuation skills, understanding of yields, refurb costs, and buying structures.
  • Excellent stakeholder management and deal-chasing tenacity.
  • Full UK driving licence; comfortable with frequent UK-wide travel and occasional overnights.
  • Confident with CRM, Excel/Sheets, and basic analytics.
  • Desirable: NAEA Propertymark/RICS coursework or equivalent; auction buying experience.

Working pattern & travel

  • Field-based role with UK-wide travel (60–80%); some evenings/weekends to secure deals in competitive situations.
