Some people look at a hotel and see bedrooms, bathrooms and a bar. You’ll look at it and wonder what it could become. This is an opportunity to get an unusually close-up view of hotel investment and acquisitions while working directly with the people making the decisions. We’re looking for a bright, curious and commercially minded Hotel Investment & Acquisitions Analyst to join The Signet Collection as we continue to grow our rather lovely collection of hotels.
This is a role for someone who enjoys numbers, research and getting under the skin of a business — but who also has enough imagination to look beyond the spreadsheet. You’ll work closely with our Managing Partner and Finance Director, helping them assess potential hotel acquisitions and investment opportunities. That means researching hotels and markets, reviewing financial information, helping to build or report of financial models, and ultimately helping turn a rather large pile of information into something our Directors can actually make a decision from.
Where is this role? We currently have 4 properties (with more coming obviously!) and a central office near Newbury (Newbury RG20 8NJ). This role is based out of our central office, with some travel required. And yes... there is free parking available on site at the office!
Reporting to the Managing Partner, this is a new role and envisaged as full-time, Monday to Friday - although this may be flexible depending on the right candidate and their circumstances.
So, what will you actually do? A big part of your role will be producing Investment Memorandums for our Directors. When a potential hotel lands on our radar, you’ll help answer the important questions: What is it? Where is it? What is it worth? How is it performing? What could it be? What would we need to do to make it better? You’ll gather and analyse information from a whole host of sources — financial accounts, operating performance, market data, competitor information, property details and local markets — and turn it into a clear, detailed investment deck.
- Research potential acquisition opportunities across the UK and wider hospitality market.
- Keep a close eye on hotel transactions, market movements, competitors and anything else that might make us sit up and say, “Hmm… that’s interesting.”
- Help to analyse hotel P&Ls, trading performance, budgets and other financial information.
- Support feasibility studies, commercial due diligence and operational reviews.
- Help assess what a hotel could look like under Signet ownership — commercially, operationally and financially.
- Maintain and develop our databases of hotels, transactions, market information and financial data.
- Create presentations and analysis for our Directors and wider senior team.
- Support ad-hoc commercial projects, proposals and research when something interesting comes through the door.
- Work with external advisers, agents, valuers, consultants and other industry contacts when required.
- Help us continually improve the tools, models and ways we assess investment opportunities.
What you'll learn Quite a lot, frankly. You'll learn how to assess a hotel as an investment, understand hotel financial performance, interpret market data, build financial models, assess opportunities and present an investment case. You'll also get to see what happens after the spreadsheet!
What You Bring to Our Table: This could suit a graduate, recent graduate or early-career analyst who wants to build a career in hotel investment, acquisitions, strategy or commercial finance. You will be naturally curious, and commercially minded, whilst understanding a good hotel is more than a collection of rooms and a decent RevPAR. You are a brilliant researcher, with great attention to detail. You enjoy finding information that other people haven't found yet — and knowing what to do with it when you have. You are resilient - some opportunities will go nowhere. Some will change direction. Some will arrive at 4.57pm and be needed by 5pm. That's hospitality.
A degree would be useful, but it's not the only thing we're interested in. You'll need excellent Excel and computer skills, strong written English and an interest in using both traditional and AI-powered tools to find, analyse and interpret information. Experience with CAD or QS platforms would be a bonus, but definitely isn't essential. And yes, you'll need to be able to produce a beautifully presented PowerPoint (because nobody wants to invest £20m in a hotel based on an ugly slide deck).
