Purpose of the Role
The Contract Manager will be responsible for leading the operational delivery of the voids programme across all appointed contractors, ensuring work is delivered safely, to the required quality, within agreed timescales and in accordance with the Southwark Void Standard. The post holder will provide day-to-day leadership across the contractor delivery programme, ensuring performance is actively managed and barriers to delivery are identified and resolved quickly.
Key Responsibilities
- Lead the operational management of all void contractors.
- Monitor contractor performance against agreed KPIs and contractual requirements.
- Chair contractor performance meetings and drive continuous improvement.
- Escalate performance concerns and implement recovery plans where required.
- Ensure quality standards are consistently achieved through effective inspection and auditing.
- Work closely with Service Managers to coordinate workloads and maximise productivity.
- Produce performance reports and recommendations for senior management.
- Support mobilisation and embedding of new working practices.
- Ensure compliance with health and safety, statutory obligations and Southwark procedures.
- Drive improvements in turnaround times and overall void performance.
Essential Requirements
- Significant experience managing repairs or void maintenance contracts.
- Strong understanding of contract management and performance frameworks.
- Experience working within social housing repairs and maintenance.
- Excellent leadership and stakeholder management skills.
- Experience using performance information to drive service improvement.
- Ability to make operational decisions within a fast-paced environment.
Desirable
- Experience of managing multiple contractors.
- Knowledge of NHF Schedule of Rates Version 7.2.
- Experience within local authority housing services.
