Here’s the exciting bit…a day includes Role Purpose: This role is in place to assist the company in maximising profitability and minimising expenditure through efficient and effective management of A S Watson’s store estate. To include Savers, Superdrug, 3 and The Perfume Shop together with any future brand acquisitions. A typical day in this role includes: The Regional Estates Manager is responsible for a geographical area within which they will undertake work for all store brands within that region – each region has approx. 210 stores. Following agreed brand strategy, the REM will predominantly deal with lease renewals, regears (break removals/operation of breaks/lease extensions etc) and rent reviews together with assisting where needed with ad hoc property management issues to support the Property Management team. The majority of lease events (renewals, reviews etc) are dealt with in house so you will be responsible for ensuring notices are instructed to be served on time, negotiating and reporting deals, instructing solicitors and completing legal agreements in a timely manner. You will work with the Senior Regional Estates Manager and Head of Estates to provide input on property strategy for designated brands based on your knowledge of properties in your region and provide recommendations based on store performance and business need. You will manage external agents where appointed ie third party matters, and liaise with solicitors and appointedbuilding surveyors where necessary, as well as liaising closely with finance and accounts teams and property management teams within the company. Ensure robust rent budgeting is carried out in timely manner and rent runs are completed and approved accurately Support acquisitions teams as needed with info where required ie due to store relocation / upsize etc Support on audit processes to ensure compliance Process invoices and expense requests in timely manner and in line with company policies This job is a good fit for you if: As an individual you have great drive, and an ambition to achieve. You have a great attention to detail but without losing sight of the commercial aims and needs of the business What you’ll need: You will be a member of the Royal Institution of Chartered Surveyors and have at least 3 years post qualification experience ideally with retail property experience. You’ll have extensive knowledge of Landlord and Tenant Legislation, be well connected in property networks and have a great knowledge of retail market trends.
