Sullivan Upper School is a leading co-educational voluntary grammar school set in 25 acres of beautiful grounds overlooking Belfast Lough. The Role
As the Facilities Manager, you will be responsible for the overall management, maintenance, and security of our school estate. This includes ensuring statutory compliance, managing health & safety, leading procurement processes, and overseeing capital development projects.
Key Responsibilities:
- Oversee all aspects of facilities management, including security, maintenance, and compliance.
- Develop and implement a Planned Preventative Maintenance programme.
- Manage the procurement and delivery of capital projects to ensure quality, cost efficiency, and timely completion.
- Lead a team, including grounds staff and contractors, to ensure smooth day-to-day operations.
- Monitor and ensure compliance with health and safety regulations and statutory requirements.
- Manage the schools budget for estates and facilities, ensuring effective financial planning.
- Oversee contract cleaning services and ensure performance targets are met.
- Develop and maintain building management systems, energy efficiency initiatives, and sustainability strategies.
- Ensure emergency procedures, fire safety protocols, and security measures are effectively implemented.
- Coordinate the use of school facilities by external community groups and events.

The Ideal Candidate:
- We are looking for a proactive and experienced facilities professional with strong leadership skills.
- The successful candidate will have a proven track record in estates and facilities management within a multi-user environment and be confident in managing projects, compliance, and teams effectively.
- Minimum of 5 GCSEs (Grade C or above) including English and Maths.
- Substantial experience in facilities and estates management in a multi-user site.
- Strong project management skills, with experience in procurement and capital projects.
- Proven ability to manage subcontractors and third-party service providers.
- Experience in staff management and team leadership.
- Knowledge of health & safety regulations, compliance standards, and building management systems.
- Excellent budgeting and financial planning skills.
- Competency in IT, including Microsoft Office (Word, Excel, Outlook, PowerPoint).
- Full UK driving licence.
Desirable:
- NEBOSH or other recognised health & safety qualification.
- Formal qualifications in building or facilities management.
- Experience managing estates in a post-primary school setting or similar educational institution.
- Knowledge of sustainable building practices and energy management systems.
