Hours: 40 hours / 5 days per week

Work Arrangement: Currently, we operate a working pattern of 4 days in the office and 1 day from home.

Direct Report: Head of Sales

Role Purpose

Responsible for maximising occupancy, revenue, and yield across the PBSA portfolio through effective pricing, inventory management, forecasting, market analysis, and business intelligence. This role combines traditional revenue management with advanced analytical and BI capabilities, ensuring commercial decisions are driven by accurate data, clear reporting, and actionable insights. The Revenue Manager will work closely with Sales, Marketing, Operations, Finance, and senior leadership teams to optimise performance throughout the student booking cycle.

Key Duties & Responsibilities

Revenue Management & Pricing

  • Develop and implement pricing strategies to maximise revenue and occupancy across the portfolio.
  • Manage room rates, promotions, incentives, and inventory availability throughout the leasing cycle.
  • Monitor booking pace, occupancy trends, conversion rates, and competitor pricing.
  • Make data-led recommendations regarding pricing adjustments, discounts, and sales campaigns.
  • Evaluate performance against budget and forecast targets.
  • Contribute to revenue optimisation activities for key trading periods including launch, rebooking, and clearing.
  • Support annual budgeting and rent-setting processes.
  • Development of summer pricing to achieve summer revenue targets.

Forecasting & Demand Planning

  • Conduct competitor analysis including pricing, occupancy, promotions, and product positioning.
  • Monitor sector trends, university recruitment performance, visa developments, and international student demand.
  • Develop and maintain accurate occupancy and revenue forecasts.
  • Monitor leading indicators including enquiries, applications, bookings, cancellations, and conversion performance.
  • Identify risks and opportunities within the sales pipeline.
  • Produce scenario modelling to support commercial decision-making.
  • Forecast performance by property, city, room type, and customer segment.

Business Intelligence & Analytics

  • Develop the commercial reporting and BI infrastructure.
  • Design and maintain Power BI dashboards that provide clear visibility of portfolio performance.
  • Create automated reporting solutions that reduce manual reporting requirements.
  • Translate complex data into actionable commercial insights.
  • Present performance analysis and recommendations to senior leadership teams.

Systems & Data Management

  • Ensure data integrity across CRM, PMS, booking systems, and BI platforms.
  • Work with IT and business systems teams to improve data architecture and reporting capabilities.
  • Identify opportunities for automation and process improvement.

Market Intelligence

  • Conduct competitor analysis including pricing, occupancy, promotions, and product positioning.
  • Monitor sector trends, university recruitment performance, visa developments, and international student demand.
  • Maintain up-to-date knowledge of the competitive marketplace such as new pipeline, key competitors, change in ownership, asset enhancement initiatives, new University nominations.
  • Maintain up-to-date knowledge of market demand generators such as new entry or exit of businesses, city and national events, political and economic factors, visa issues, technology, etc.

Stakeholder Management

  • Partner with Sales, Marketing, Operations, Finance, and Property teams to drive commercial performance.
  • Support site teams with performance analysis and action planning.
  • Provide training and guidance on commercial reporting and performance metrics.

Skills / Experience

  • Prior experience in Revenue Management, Commercial Analytics, Business Intelligence, or Yield Management.
  • Experience within PBSA, hospitality, hotels, residential, aviation, travel, or other yield-managed industries.
  • Advanced Power BI skills including: Dashboard development, Data modelling, Data visualisation best practice, Automated reporting
  • Strong analytical and forecasting capability.
  • Advanced Excel skills including Power Query, Pivot Tables, forecasting models, and scenario planning.
  • Experience working with large datasets and multiple data sources.
  • Strong commercial acumen and understanding of pricing strategy.
  • Ability to influence stakeholders at all levels of the business.
  • Excellent presentation and communication skills.
  • Comfortable challenging assumptions using data.
  • Able to simplify complex information for non-technical audiences.

Desirable

  • Experience within the PBSA sector.
  • Knowledge of Entrata, HubSpot, Tableau, SQL, or similar platforms.
  • Understanding of university recruitment cycles and student accommodation demand drivers.
