  • Lead the commercial delivery of a major 130-unit residential apartment development for a leading UK main contractor, taking ownership of procurement, cost management, and commercial performance from project commencement through to completion.
  • Background

Strive Search has partnered with a leading UK main contractor to appoint an experienced Senior Quantity Surveyor to join its commercial team on a landmark residential development.

The successful candidate will be responsible for the procurement and commercial management of Design & Build JCT projects ranging from £30 million to £150 million.

Working as part of the senior site management team, you will play a key role in the successful commercial delivery of the project while reporting directly to company directors.

Depending on your experience and the scale of the project, you will either operate as the commercial lead or lead a team of Quantity Surveyors.

The initial project comprises a 130-unit residential apartment scheme across three blocks, delivering a mix of Shared Ownership and Affordable Rent homes.

The development is being constructed using a reinforced concrete frame with a brick façade and bolt-on balconies, with works commencing in September and completion scheduled for Q2 2028.

Responsibilities

  • Procure all work packages in accordance with the Employer's Requirements.
  • Review package allowances with the Project Manager and Senior Site Manager to identify scope gaps and overlaps.
  • Carry out pre-order meetings and issue JCT subcontract agreements.
  • Negotiate subcontract terms and conditions.
  • Complete internal subcontractor account setup procedures.
  • Produce fortnightly prelim cost trackers for senior management.
  • Maintain weekly waste trackers and approve invoices.
  • Review and approve supplier and subcontractor invoices.
  • Attend subcontractor progress meetings.
  • Review and approve daywork sheets.
  • Assess subcontractor variations and payment applications.
  • Issue payment notices in accordance with contractual requirements.
  • Manage consultant appointments and payments.
  • Coordinate subcontractor and consultant warranties and maintain warranty trackers.
  • Produce monthly cost reports and cashflow forecasts.
  • Assess labour agency costs and timesheets.
  • Price client variations and change orders.
  • Attend fortnightly commercial review meetings.
  • Prepare client applications for payment and supporting documentation.
  • Manage contractual correspondence relating to delays and non-conformances.
  • Negotiate subcontract final accounts.
  • Review labour costs against prelim allowances.
  • Remeasure subcontract works prior to final account agreement.
  • Update internal commercial reporting.
  • Assist with project handover, O&M manuals, and close-out documentation.
  • Key Skills Required
  • Demonstrated experience as a Senior Quantity Surveyor on large-scale residential or commercial projects.
  • Strong understanding of Design & Build procurement and JCT Traditional & Design & Build Contracts.
  • Excellent commercial awareness with strong analytical and negotiation skills.
  • Proven ability to manage subcontractor procurement, valuations, variations, and final accounts.
  • Experience producing monthly cost reports, cashflow forecasts, and commercial reporting.
  • Strong technical understanding of construction methodologies.
  • Confident managing client relationships and presenting at progress meetings.
  • Excellent communication and stakeholder management skills.
  • Leadership experience with the ability to mentor junior Quantity Surveyors.
  • Degree qualified in Quantity Surveying or a related construction discipline is desirable.
