We are working with a well-established, design-led residential developer to recruit a Senior Quantity Surveyor for a flagship 158-unit residential scheme in Staines-upon-Thames. The successful candidate will take the No.1 commercial lead on the £80m fitout phase, managing other surveyors on the project and reporting directly to the Head of Commercial. This is a key hire with a clear progression path to Commercial Manager, leading a large-scale 500-unit development across five high-rise blocks in South West London, due to commence in 2027.

Key Responsibilities:

  • Lead all commercial aspects of the fitout phase on a 158-unit residential project
  • Manage and mentor junior/intermediate surveyors
  • Oversee procurement, subcontractor negotiation, valuations, and cost reporting
  • Implement robust commercial controls and risk management procedures
  • Liaise closely with internal teams to manage change and mitigate cost impacts
  • Ensure projects are delivered on time and within budget

Requirements:

  • Proven experience as a Senior Quantity Surveyor, preferably within residential or mixed-use developments working for a Main Contractor or Developer
  • Experience leading project-based commercial activity
  • Strong knowledge of new build RC Frame, fit-out packages, and residential delivery
  • Excellent commercial acumen and leadership skills
  • Ambition to step into a Commercial Manager role in the near future
