Strangford Management Ltd is a multi-award-winning specialist block management company with a unique pod structure (Senior Property Manager, Junior Property Manager, and Client Accountant) that delivers proactive, transparent, and high-quality management to residential and mixed developments across London and the South East.

We are now looking for an experienced Senior Block Manager to join our growing team and lead a pod, driving excellence across a diverse portfolio of leasehold developments.

The Role

As a Senior Block Manager, you will

  • Own and oversee a portfolio of 6–7 developments, ensuring first-class service delivery and long-term client success.
  • Lead, mentor, and performance-manage your dedicated pod (Junior Property Manager + Client Accountant), setting clear standards and driving accountability.
  • Take strategic responsibility for service charge budgets, financial controls, and arrears recovery, ensuring accuracy, transparency, and compliance with statutory requirements.
  • Act as the key client partner for RMC, RTM, and freeholder directors, advising on governance, long-term planning, and best practice in leasehold management.
  • Direct and manage major works and capital projects, from tendering and contractor selection through to delivery and post-project reporting.
  • Ensure full compliance with all health & safety, fire safety, and Building Safety Act duties across your developments, liaising with consultants and regulators as required.
  • Drive operational excellence by improving processes and contributing to Strangford’s continuous improvement initiatives.
  • Represent Strangford at a senior level with clients, contractors, and industry stakeholders, reinforcing our brand reputation for professionalism, transparency, and innovation.
  • What We’re Looking For
  • 7+ years of experience in residential block management, including RMCs/RTMs/Freeholders.
  • TPI qualified (Member or above preferred).
  • Demonstrated ability to lead teams and manage complex mixed developments.
  • Strong knowledge of building safety, compliance, insurance, and leasehold legislation.
  • Confident, organised, proactive, and client-facing, able to balance detail with leadership.
