STONNA Limited is a leading residential refurbishment and construction company specialising in high-end residential projects, structural alterations, extensions, and bespoke construction works throughout London and the South East.

We are seeking an ambitious and highly motivated Construction Site Manager with a minimum of 3 years' UK residential construction experience to join our growing team and help deliver exceptional projects to the highest standards of quality, safety, and client satisfaction.

Role Overview

The Construction Site Manager will be responsible for the day-to-day management of residential construction projects, ensuring works are completed safely, on programme, within budget, and to the highest quality standards. The successful candidate will possess excellent leadership skills, strong technical knowledge, and the ability to coordinate subcontractors, suppliers, consultants, and clients effectively.

Key Responsibilities

  • Site Management
    • Manage daily site operations from project commencement through to completion.
    • Coordinate subcontractors, suppliers, and direct labour.
    • Ensure works are carried out in accordance with drawings, specifications, and building regulations.
    • Monitor construction progress against programme milestones.
    • Maintain a safe, clean, and organised site environment.
  • Health & Safety
    • Enforce all company Health & Safety policies and procedures.
    • Conduct site inductions and toolbox talks.
    • Ensure RAMS are implemented and adhered to.
    • Carry out regular site inspections and safety audits.
    • Report accidents, incidents, and near misses promptly.
  • Quality Control
    • Ensure works meet STONNA's quality standards.
    • Conduct quality inspections throughout the construction process.
    • Identify defects and coordinate remedial works.
    • Manage snagging and de-snagging processes.
    • Maintain quality records and inspection reports.
  • Programme Management
    • Monitor project progress against the construction programme.
    • Identify potential delays and implement mitigation measures.
    • Coordinate material deliveries and site logistics.
    • Participate in weekly progress meetings.
  • Commercial Awareness
    • Assist in monitoring labour productivity.
    • Support project managers with procurement planning.
    • Minimise waste and reduce unnecessary costs.
    • Protect company resources and materials.
  • Client & Stakeholder Management
    • Maintain professional relationships with clients, consultants, neighbours, and local authorities.
    • Attend client meetings when required.
    • Represent STONNA professionally at all times.
  • Documentation & Reporting
    • Complete daily site diaries.
    • Maintain photographic progress records.
    • Produce weekly progress reports.
    • Record labour, deliveries, and site activities accurately.
    • Ensure site documentation is up to date.

Essential Requirements

  • Experience
    • Minimum 3 years' UK site management experience.
    • Experience delivering residential refurbishment, extension, and alteration projects.
    • Strong understanding of residential construction methods.
    • Experience managing subcontractors and multiple trades.
  • Qualifications
    • Essential: SMSTS, CSCS Manager Card, First Aid at Work Certificate, Full UK Driving Licence.
    • Desirable: NVQ Level 6 Construction Site Management, CIOB Membership, Temporary Works Coordinator Training, Asbestos Awareness Training.
  • Technical Knowledge
    • The candidate should have practical knowledge of: Structural alterations, Temporary works, Steel installations, Timber construction, Roofing works, Internal fit-out works, Building Regulations, CDM Regulations, Construction sequencing, Quality management systems.
