Overview

As Estates Manager you will lead and execute the Stonegate asset disposal strategy, maximising capital receipts and financial returns across the freehold estate.

The role works cross‑functionally to identify the right assets to sell and is responsible for delivering property disposals to time and budget, ensuring the team hits the annual capital receipt budget.

You will deliver exceptional customer service and act as an ambassador for the Stonegate brand in the external property market.

Responsibilities

  • Maximise value through disposal activity and deliver the annual disposal proceeds budget.
  • Implement and execute the organisation disposal strategy.
  • Develop a prioritised asset disposal plan.
  • Work with Operations colleagues to minimise pub closures before disposal.
  • Manage costs, fees and other outgoings to maximise net receipts.
  • Forecast exchange and completion dates and ensure milestones are achieved.
  • Review under‑performing assets with relevant Operations teams.
  • Ensure ACV applications do not adversely impact site value.
  • Provide ad‑hoc valuation and marketing advice for asset reviews.
  • Prepare Board decision papers that are timely, accurate and well‑argued.
  • Manage the legal due diligence process and coordinate reports, surveys and enquiries.
  • Protect Stonegate’s legal position in all property negotiations and contracts.
  • Support the annual valuation exercise and flag disposal candidates to Finance.
  • Participate in the annual Estate Review, providing updated ERVs and identifying opportunities.
  • Effectively manage the estate and adopt a rigorous Health & Safety approach.
  • Contribute to the development of a ‘best‑in‑class’ service delivery.
  • Establish relationships with external agencies, planning specialists, property professionals, JVs, developers and financial partners.
  • Undertake post‑implementation reviews on disposals to confirm anticipated returns.
  • Ensure optimum value and quality from outsourced services and partners.
  • Benchmark practices, service levels and outcomes against competitors and innovate where needed.
  • Seek and share best practice across the organisation.
  • Provide insight and innovation to improve services and add value.

Qualifications and Experience

  • RICS qualified Chartered Surveyor or aspiring MRICS/Assoc. RICS.
  • Experience in Corporate Real Estate, ideally licensed premises, hospitality or retail.
  • Strong and tenacious negotiator with a flair for spotting opportunities and extracting maximum value.
  • Well organized with systems for administration, reporting and planning.
  • Creative, strategic thinker and problem solver who thinks ‘outside the box’.
  • Passion, commitment and focus on delivering best value and exceptional service.
  • Successful track record of achieving challenging targets.
  • Ability to build relationships and leverage an internal network.
  • Broad experience beyond disposals to support wider Estates priorities.
