The Role
Our client is a well-respected, independent commercial roofing contractor with an established reputation for delivering high-quality projects across the commercial sector.
Due to continued growth, they are now looking to appoint an experienced Commercial Manager to oversee the commercial and contractual performance of commercial roofing projects from tender stage through to final account.
The successful candidate will take responsibility for the financial and contractual management of projects, working closely with operational teams, clients, subcontractors and suppliers to ensure projects are delivered profitably, efficiently and in accordance with contractual requirements.
Key responsibilities will include:
- Managing the commercial and contractual performance of projects from tender through to final account.
- Reviewing tenders, contracts, specifications and scope of works.
- Identifying commercial opportunities, risks and potential exposure.
- Managing valuations, applications for payment, variations and change control.
- Monitoring project costs, margins, cash flow and overall financial performance.
- Managing subcontractor accounts and commercial negotiations.
- Preparing and agreeing final accounts.
- Supporting project teams with contractual and commercial advice.
- Maintaining accurate commercial records and reporting regularly to senior management.
- Building and maintaining strong relationships with clients, subcontractors and suppliers.
The ideal candidate will have:
- Proven experience in a commercial management role within construction, ideally with a background in commercial roofing or a related specialist subcontracting sector.
- Strong knowledge of construction contracts and commercial processes.
- Experience managing projects from tender stage through to final account.
- Strong negotiation, analytical and communication skills.
- A commercially astute and proactive approach.
- The ability to manage multiple projects and priorities effectively.
- Experience working independently and taking ownership of commercial outcomes.
The Candidate
Skills & Experience
- Previous commercial management experience within construction, preferably roofing or building envelope.
- Strong understanding of construction contracts and commercial procedures.
- Experience with valuations, variations, final accounts, forecasting, and cost control.
- Strong negotiation and communication skills.
- Ability to interpret drawings, specifications, scopes, and schedules.
- Good understanding of commercial roofing materials, systems, and construction methods.
- Strong numerical and analytical skills.
- Ability to manage multiple projects and competing deadlines.
- Proficient in Microsoft Excel and relevant commercial/project management software.
- Commercial awareness with a strong focus on project profitability and risk management.
Qualifications
- Degree/HNC/HND in Quantity Surveying, Construction Management, Commercial Management, or a related discipline is desirable.
- Relevant professional qualifications such as RICS or CIOB are advantageous but not essential.
- Relevant roofing or construction industry experience may be considered in place of formal qualifications.
