Highly successful Property Group seek to recruit a proactive and motivated Property Manager to join a dynamic and expanding team. This is a varied and challenging role managing a large, growing portfolio of residential properties, based in superb office in Weybridge, Surrey.
About the Property Manager position
Reporting to the Managing Director, the Property Manager will effectively manage over 350 residential properties through the utilisation of a select group of managing agents and will ensure all operations meet the required service levels and are carried out in the most cost effective way.
Key duties include:
- Instruct, manage & lead a select group of seven residential property management agents.
- Develop good working relationships with all agents and arrange quarterly review meetings to discuss service levels.
- Process and approve for payment all relevant property related invoices.
- Effective management of any vacant properties to ensure maximum occupancy.
- Manage and agree rent increases on existing contracts.
- Freehold and Leasehold block management and monitor student block lettings.
- Lead initiative-taking, preventative maintenance procedures across all units and undertake ROI analysis for larger maintenance projects.
- Ensure strict agent processes are adhered and ensure best prices for required work.
- Managing all maintenance and utility contracts.
- Analyse residential expenditure and look for cost saving opportunities. Prepare findings for quarterly meetings.
- Undertake full ownership of insurance claims and collaborate with agents to organise quotes and remediation.
The ideal candidate will have:
- Minimum of 2 years Property Management experience – Ideally gained within the residential sector.
- Good people skills, someone who can communicate effectively and efficiently at all levels.
- Good IT Knowledge including Microsoft Office, Word, and Excel.
- Experience working with a Property Management system.
- A very organised and capable approach to the workplace with willingness to take responsibility for their own workload.
- The ability to work on own initiative and to tight deadlines.
- A team player with a positive, can-do attitude.
