The Role
This is a high‑impact sales & marketing role with clear commercial accountability. You’ll lead the delivery of day‑to‑day sales & marketing activity across CRM, campaigns, listings, website content, paid media and events. You’ll shape how the brand shows up, how we connect with students, and how we convert interest into bookings. Around 80% of your time will be focused on full‑funnel marketing, from driving awareness through to conversion and rebooking. You’ll take the lead on campaign planning and delivery, building nurture and conversion workflows in HubSpot and making sure our messaging is clear, consistent and aligned across every channel. You’ll also support with content creation in Canva, so you’ll need to be comfortable switching between planning and hands‑on delivery. Confidence in both is key. The remaining 20% of your role will support the delivery of our Commercial Strategy. You’ll work alongside the Head of Sales and Revenue to ensure campaigns are effectively targeted, pricing is aligned and booking performance stays on track. From occupancy pacing to lead flow, you’ll play an active role in helping us meet our leasing goals. What You’ll Be Doing
- CRM and Email Marketing
- Own our HubSpot CRM — set up, segment and manage automated journeys across the student lifecycle
- Deliver campaign emails and lifecycle comms that support conversion, engagement and rebooking
- Optimise email performance through testing, insights and reporting
- Support sales and revenue planning with targeted messaging and offers
- Campaign Planning and Delivery
- Plan and run integrated campaigns across paid social, email, listings, paid media and web
- Align campaigns to booking milestones and sales priorities — including Launch, Clearing and Rebooking
- Use Canva to create clear, on‑brand visuals for use across all student‑facing channels
- Track campaign performance and share regular insights to inform commercial decisions
- Website and Blog Content
- Manage website updates across property pages, room types and key landing pages
- Write and edit copy that is accurate, SEO‑aware and aligned with our tone
- Plan and oversee the development of blog content that supports student search behaviour and drives inbound traffic
- Work with internal teams to make sure all changes reflect live availability and current messaging
- Assist with photography and room styling for marketing purposes, ensuring properties are presented in the best possible light.
- Listing Sites
- Manage listings on Agent and OTA platforms
- Keep pricing, copy, photography, incentives and availability up to date
- Monitor booking performance and lead quality by source
- Feed insights into wider revenue strategy and allocation decisions
- Social Media and Content
- Own the content calendar across Instagram, TikTok, email and listings
- Create Canva assets to support campaign launches, key dates and student storytelling
- Keep content aligned to Gen Z behaviours and campaign focus
- Monitor engagement and adapt strategy based on performance
- Events and Community
- Support Property Managers in delivering a strong, consistent events calendar across the year
- Create seasonal toolkits, content templates and light‑touch comms support
- Ensure event activity aligns with our brand and supports resident satisfaction, referrals and rebookings
- Capture content and feedback to reuse across channels
- Sales Enablement and Commercial Support
- Provide the contact centre and on‑site teams with updated campaign messaging, offers and objection handling materials
- Support the Head of Sales and Revenue with delivery of the Commercial Strategy — including campaign tracking, pacing reviews and pricing implementation
- Help translate market trends and sales feedback into action across marketing and content
- Stay close to the funnel to identify gaps, shifts and new opportunities
What We’re Looking For
- 3+ years in a performance-focused marketing or CRM role, ideally in PBSA, residential, hospitality or youth‑led sectors
- Strong working knowledge of HubSpot or similar CRM platform
- Confidence using Canva to create assets for social, email and listings
- Solid experience managing website content, blog publishing and SEO basics
- A commercial mindset and the ability to connect marketing with bookings and revenue
- Great attention to detail across copy, comms and content
- A collaborative, can‑do attitude and a genuine interest in student living
Bonus points for:
- Experience managing OTA listings or PPC campaigns
- Understanding of the UK student journey, including UCAS and Clearing
- Familiarity with lead pacing, source attribution and campaign ROI
- Experience supporting or contributing to pricing and revenue planning
