The Role
As an Assistant Property Manager, you will support the Property Manager in the day‑to‑day operations of two student accommodation properties, acting as a key point of contact for residents, visitors, and stakeholders. You will play a central role in delivering outstanding customer service, with a strong focus on the safety, wellbeing, and overall student experience of our residents.
Working closely with the Property Manager, you will help ensure the properties consistently meet operational, service, and performance objectives. This includes supporting the preparation of regular reports and updates, identifying opportunities for improvement, and assisting in the implementation of policies and procedures that uphold and enhance the Almero Student brand.

This is a full‑time position, requiring 37.5 hours per week, working Monday to Friday from 9:00am to 5:30pm, including a one‑hour unpaid lunch break. During peak operational periods (move in weekends, summer turnaround, etc), you may be required to work outside of these hours. Travel will be required between sites.
What You’ll Be Doing
- Leasing, Marketing and Public Relations
- Support the Property Manager in achieving full occupancy across both properties, contributing to overall leasing performance.
- Deliver day‑to‑day leasing and marketing activities, including lead generation, enquiry management, property viewings, and closing bookings.
- Assist in the planning and execution of the annual renewal and rebooking campaign.
- Support the coordination and delivery of sales and marketing events, building relationships with the local community, universities, and key partners.
- Contribute to centrally driven marketing campaigns, ensuring effective local execution and brand consistency.
- Property & Facilities Management
- Work closely with the Property Manager and Maintenance Operative to ensure all reactive and planned preventative maintenance is completed in line with SLAs and statutory requirements.
- Support regular property inspections and audits, ensuring compliance with health and safety standards and that contracted services are delivered to a high standard.
- Help maintain a safe, clean, and well‑presented environment across all areas of the properties.
- Student Experience & Welfare
- Act as the first point of contact for resident queries, complaints, and flat disputes, escalating where appropriate.
- Support the Property Manager in responding to incidents and emergencies, including those occurring out of hours where required.
- Remain vigilant to student welfare concerns, promptly reporting any issues or unusual behaviour in line with safeguarding procedures.
- Assist in the planning and delivery of a year‑round programme of social and community‑building events.
- Provide initial support to students experiencing wellbeing or mental health challenges, signposting to appropriate external services where necessary.
- Support the monitoring and continuous improvement of the resident experience through feedback, surveys, and service initiatives.
- Resident Relations
- Build positive relationships with residents, providing day‑to‑day support and contributing to a welcoming and inclusive community environment.
- Assist with key operational periods, including open days, arrivals, departures, and room inspections.
- Promote positive behaviour and community standards among residents, working collaboratively with university partners where required.
- Support the management of check‑in, check‑out, and room turnaround processes, including damage reporting and recharges.
- Risk Management
- Identify and report potential risks or liability issues relating to the property, residents, staff, or contractors.
- Support initiatives to minimise risk, prevent loss, and ensure a safe living and working environment.
- Proactively report and document health and safety concerns, ensuring appropriate follow‑up actions are taken.
- Ensure full compliance with company policies, procedures, and regulatory requirements when dealing with residents, clients, contractors, and colleagues.
