Job Description

Are you an experienced Lettings Manager, Facilities Manager, Assistant Block Manager or experienced Block Property Manager looking for the next career move If so, keep on reading.\\n\\nOne of the highest rated managing agents in Manchester is looking for a customer focused person to join their block management department as a Property Manager, looking after buildings and estates in the Manchester area. Our aim is to be the best agent, not the biggest, and to keep workloads manageable to ensure that an excellent service can be delivered – unlike our competitors. How are we genuinely different to the rest Firstly, portfolios are typically around 500 units, compared to 1000 – 2000 elsewhere.

Secondly, we aren't owned by a developer or have multiple shareholders to please, allowing service quality to be put first. Thirdly, support is on hand from senior team members at all times, which is so important when legislation and guidance is constantly changing. You'd be joining a team of 30 at present, which grows regularly and totals 45 across the company.\\n\\nThe ideal candidate would already be working as a Block Property Manager looking for a more rewarding role, however, we also invite applications from those working in lettings management, facilities management or block management assistant roles looking to further their career, offering much more responsibility and challenges than lettings as you'll be looking after whole blocks of apartments and estates, not just singular properties.

Those with considerable (5+ years) block property management experience will be considered for fast-track progression to a Senior Property Manager role, where the salary ranges from Β£40,000 – Β£49,000 per year.\\n\\nWe aren’t a huge corporate, faceless agent – customer service, being proactive and just getting the job done is what sets us out from our competitors.\\n\\nThe daily duties would include, but not be limited to:\\n\\nOverseeing the smooth running of your portfolio – taking calls, handling enquiries and arranging call outs with contractors.\\nKeeping residents updated, either personally or via thoureir bulk message platform.\\nWorking with clients to set plans for future improvements/maintenance, obtaining quotes and setting a budget to suit.\\nAssisting with budget and financial control – checking expenditure and identifying debtors, using our very user-friendly system.\\nVisiting and inspecting some of our developments – you'd likely have a couple to look after directly, which will increase with experience.\\nHelping to provide updates to clients – informing them of issues and what our plans/recommendations are.\\nIdentifying potential new business, noting down developments that look unloved, and where we may be able to assist.\\n\\nA relevant qualification would be beneficial but not essential. We would support you in attaining TPI accreditation and provide ongoing training.\\n\\nOther ideal traits are:\\n\\nBasic knowledge of financial administration (service charge accounting).\\nEffective numeracy and data entry skills.\\nExcellent interpersonal skills.\\nAbility to maintain a high level of accuracy.\\nAbility to meet deadlines and grasp the urgency of departmental activities.\\nExcellent problem-solving skills.\\n\\nPersonal Skills/Attributes:\\n\\nMaintaining strict confidentiality.\\nDemonstrate sound work ethics.\\nFlexibility.\\nBe assertive and dynamic.\\nBe deadline driven.\\nMaintaining relationships with all stakeholders.\\nCan work independently.\\nProblem analysis and solving.\\nProfessionalism.\\nFast learner.\\nFull driving licence.\\n\\nWorking Hours\\n\\nThis role is full-time, 9am – 5.30pm, plus occasional late working to attend meetings, where time off in lieu is taken.
