We are recruiting on behalf of a dynamic, fast-growing independent lettings agency based in the heart of Birmingham. Known for their forward-thinking approach, they have rapidly expanded their portfolio into the high-yield short-term rental and Serviced Accommodation (SA) market. They pride themselves on delivering a 5-star guest experience and a seamless, hands-off service for their landlords. Due to exciting growth, they are looking for an experienced, high-energy Property Manager who thrives in the fast-paced world of short-term lets (Airbnb, Booking.com, etc.).
The Role: Unlike traditional long-term AST management, this role is fast, fluid, and focused on maximising occupancy and guest satisfaction. You will be the operational heartbeat of the short-term portfolio.
Key Responsibilities:
- Listing & Channel Management: Optimising property listings across Airbnb, Booking.com, and other platforms to maximise revenue and occupancy.
- Guest & Client Relations: Handling guest inquiries, check-in logistics, and reviews, while maintaining strong, transparent relationships with property owners.
- Operations & Logistics: Coordinating changeovers, professional cleaning schedules, and laundry services to ensure quick turnarounds and immaculate standards.
- Maintenance Coordination: Reacting swiftly to maintenance issues, dispatching contractors, and ensuring minimal disruption to staying guests.
- Compliance & Standards: Ensuring all properties meet strict health and safety regulations, insurance requirements, and local compliance.
About You:
To succeed in this role, you must understand the unique nuances of short-term property management. Traditional AST experience is welcome, but short-stay experience is the real game-changer here.
- Experience: Minimum 1–2 years managing short-term lets, holiday rentals, or Serviced Accommodation (essential).
- Tech-Savvy: Familiarity with Channel Managers (e.g. Guesty, Hostaway) and platforms like Airbnb and Booking.com.
- Problem Solver: A "cool under pressure" attitude. Guests lose keys and boilers break at inconvenient times—you need to be a natural troubleshooter.
- Local Knowledge: A strong understanding of the Birmingham geography and property market.
- Driver’s License: A full UK driving license and access to your own vehicle for occasional site visits.
