We are seeking a dedicated Property Manager for a full-time on-site role based in Glasgow. The Property Manager will oversee daily operations and maintenance of commercial properties, ensuring they meet tenant needs while aligning with company standards.
Key Duties & Responsibilities:
- Respond to ad hoc maintenance issues across the portfolio
- Conduct property inspections and instruct any repairs and improvements as required
- Build working relationships with tenants and ensure H&S compliance
- Responsibility over contractor management and H&S compliance
- Develop management procedures for individual buildings to include but not limited to Occupiers Handbook, Contractor Rule etc.
- Manage Health and Safety compliance coordinating with suppliers
- Manage permits and permissions of works where necessary
- Manage onsite staff including building managers, site receptionists and security guards - where applicable. Review appropriate staff for sites.
- Authorise supplier invoices in line with company policy
- Tender contracts on a regular basis to ensure value for money, prepare specifications and reprice contracts
- Assist with emergency calls out of hours e.g. liaising with suppliers to ensure urgent attendance
Desirable requirement for the role:
- Demonstrable experience working in property as applicable in the Managing Agent environment
- Knowledge of health and safety regulations and best practice affecting site management
- Proven ability to work with a team and to take responsibility
- Ability to plan and prioritise own workload and manage conflicting demands
- Knowledge and experience working with Microsoft packages
