The Maintenance Supervisor is responsible for the day-to-day leadership, management and support of a team of engineers and handymen ensuring all maintenance and repair activities are delivered safely, efficiently and to the required quality standards. The role acts as the key link between frontline engineers, planners and management, providing operational guidance, resolving technical and resource issues, monitoring productivity and performance, and ensuring compliance with company policies, health and safety legislation, and regulatory requirements.

Through regular site inspections, quality audits, toolbox talks and performance management, the Maintenance Supervisor promotes safe working practices, drives continuous improvement, maintains high standards of workmanship, and ensures operatives are properly equipped with the necessary tools, PPE and uniforms to deliver an effective and customer-focused service.

Main Duties & Responsibilities

  • Supervise and manage a team of engineers, and subcontractors as required.
  • Monitor productivity, attendance, performance, and conduct.
  • Conduct regular team meetings, toolbox talks, and one-to-one performance reviews.
  • Provide coaching, mentoring, and support to engineers to promote continuous development and high standards of workmanship.
  • Manage annual leave requests and ensure adequate workforce coverage through our HR portal.
  • Promote and maintain a strong health and safety culture throughout all maintenance activities.
  • Carry out documented monthly site and workplace inspections to ensure compliance with health and safety legislation, company policies, and safe working procedures.
  • Identify hazards, address non-compliance issues, and implement corrective actions where required.
  • Ensure engineers are appropriately trained, competent, and equipped to carry out their duties safely.
  • Monitor compliance with risk assessments, method statements, permit-to-work systems, and safe systems of work.
  • Investigate accidents, incidents, near misses, and safety concerns, implementing recommendations to prevent recurrence.
  • Conduct regular inspections of completed works to ensure quality standards are achieved and maintained.
  • Ensure all maintenance work is completed in accordance with relevant regulations, specifications, and company standards.
  • Identify and rectify defects, poor workmanship, and service delivery issues.
  • Monitor customer satisfaction and address complaints relating to engineer performance.
  • Act as the first point of contact for engineers requiring technical guidance, operational support, or clarification on work-related matters.
  • Assist in resolving day-to-day operational challenges and resource issues.
  • Liaise with scheduler, managers, residents, clients, and other stakeholders to ensure effective service delivery.
  • Support emergency and reactive maintenance requirements when required.
  • Ensure accurate completion and submission of job records, reports, and associated documentation.
  • Ensure adherence to company policies, procedures, and performance standards.
  • Maintain accurate records relating to inspections, training, audits, performance management, and compliance activities.
  • Support audits and compliance reviews as required.
  • Provide monthly report to Head of Maintenance.
  • Attend regular training and meetings at Head Office in North London.

Skills & Knowledge

  • Strong leadership and people management skills with the ability to motivate, develop and supervise a team of trade operatives.
  • Sound knowledge of maintenance and repairs operations, including quality assurance, defect management and service delivery standards.
  • Strong understanding of health and safety legislation, safe systems of work, risk assessments and regulatory compliance requirements.
  • Excellent organisational, planning and problem-solving skills, with the ability to manage workloads, resolve operational issues and support planners and operatives.
  • Good communication and interpersonal skills, with the ability to engage effectively with customers, colleagues, contractors and stakeholders.
  • Ideally, knowledge of fire door inspection, installation, maintenance and compliance requirements, including relevant fire safety legislation and industry standards.
