State Street is seeking a Real Estate Asset Manager, to be based out of London or Dublin within its Global Realty Services (GRS) team in EMEA. The Real Estate Asset Manager will serve as the primary point of contact for all the UK, Ireland, Channel Islands and Middle East's respective Businesses' and Corporate Functions' (stakeholders) real estate space and facilities requirements. The position entails advising, challenging and guiding stakeholders as necessary in order to achieve the best real estate and facilities solutions for the Bank as a whole.
Overseeing an annual budget of circa $73m, the Asset Manager will work within a team to deliver all associated real estate related services on time and within budget. Capital projects, annual operating expenditure covering both soft (reception, mailroom, catering, cleaning et al) and hard (mechanical and electrical engineering/infrastructure maintenance) services need to be managed, together with all other annual real estate costs in the form of rent, rates, service charges and utilities.
The current UK, Ireland, Channel Islands and Middle East portfolio comprises circa 570,000 sq ft, apportioned between 11 buildings (excluding two serviced office locations), with circa 60% of the space being within our Canary Wharf premises, comprising circa 350,000 sq ft (of which State Street occupies 193,000 sq ft, the balance is either sublet/vacant). The role will be performed in London or Dublin, in hybrid model (4 days onsite, 1 day remote).
Responsibilities include, but are not limited to, the following:
- Creating an open dialogue with all stakeholders, understanding the operating objectives and ultimately delivering efficient execution, combined with clear communication.
- Determining stakeholders' business priorities and concerns and tailoring solutions to meet those needs while balancing and achieving overall corporate-wide objectives, governance and standards.
- Influencing stakeholders to co-create agreed strategic real estate solutions.
- Managing the relationship with our current Outsourced Partner for the delivery of facilities management services (both soft and hard services) across the portfolio.
- Building relationships and working with other groups within GRS - Transaction Management, Engineering and Project Management, Research and Analytics and Governance & Compliance.
- Managing the GRS capital and operating budgets for the UK, Ireland, Channel Islands and Middle East portfolio.
- Articulating the objectives and services of GRS to all UK, Ireland, Channel Islands and Middle East stakeholders.
- Creating real estate solutions and strategies that drive efficient use of all real estate assets.
- Identifying and acting on unique opportunities when appropriate, delivering cost savings, improving space utilization.

Education and required qualifications:
- Relevant experience in corporate real estate and client relationship management including strategy development, leasing, and/or workplace/facilities management.
- Professional real estate related qualification an advantage, but not absolutely necessary.
- Experience of managing internal and external/outsourced staff.
