The Black Horse is available on our Management Agreement, Just Add Talent. It combines our tried-and-tested pub concept with industry-leading training and support for you and your team. This is your opportunity to run a ready-made pub with no utilities, stock, rent or maintenance costs. We also supply ready-to-go till, stock ordering and health & safety systems. About the pub: The Black Horse is a welcoming local pub, providing a premium food and drinks range that combines a quality pub atmosphere, live sports and social events. Located on a busy main road in the centre of Dedworth, just outside Windsor in Berkshire, The Black Horse is an established community locals’ pub with strong wet-led trade. The pub currently has a 90% wet-led offer and 10% food mix, with an opportunity to grow the food side of the business further. It benefits from a one-bar operation, Sky Sports, HEINEKEN SmartDispense®, a catering kitchen, large car park and patio garden area.

About the area: Dedworth is a residential area just outside Windsor, giving the pub access to a local customer base as well as passing trade from its prominent main road position. The Black Horse is well placed to appeal to loyal locals, sports fans and customers looking for a relaxed pub environment for everyday visits.

Demographics: The existing customer base is centred around local residents and regular community trade.

The offer: The Black Horse is available on our Just Add Talent Management Agreement. On our Just Add Talent Management Agreement, operators are paid a weekly revenue share of between 20-30%, determined by the pub earnings, potential and size, and a quarterly award of 20% uncapped net operating profit. We anticipate the estimated on-target earnings for this pub to be in the region of £62,024. The food currently makes up 10% of the pub’s total sales. The right Just Add Talent operator could drive trade through well thought through live entertainment, live sports, a strong calendar of events and by developing the food offer to complement the pub’s established wet-led trade.
