Premium town pub with sports focus. The Volunteer Arms is available on our Management Agreement, Just Add Talent. It combines our tried-and-tested pub concept with industry-leading training and support for you and your team. This is your opportunity to run a ready-made pub with no utilities, stock, rent or maintenance costs. We also supply ready-to-go till, stock ordering and health & safety systems. The Volunteer Arms is a welcoming local pub, providing a premium drinks range that combines a quality pub atmosphere, live sports and social events. A full refurbishment of this pub is planned to help you drive trade. Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.
The Volunteer Arms is located in Lewes, a busy market town with a strong beer heritage, long-standing traditions and a vibrant hospitality scene. The town is well served by premium, food-led venues, but there is a clear gap for a quality premium, wet-led sports offer. The pub already trades well and the planned refurbishment will help protect its existing customer base while giving it stronger relevance in the local market.
The surrounding area benefits from strong demographics, with a high proportion of mature and midlife customers, including carefree groups who are well suited to the Premium Local pub concept. The pub is also positioned in a town centre circuit, close to the High Street and train station, giving it the opportunity to appeal to locals, regulars and visitors travelling into Lewes.
Trade is driven through a premium drinks range, live sports, pub games, darts, pool, live entertainment, regular social events and the large beer garden to the front of the pub. The pub has no food offer, with trade focused on drinks, sport and events. The refurbishment will support the creation of a clear sports zone, improved open-plan trading space and better use of the currently underutilised outdoor area. The Volunteer Arms will be undergoing a refurbishment which will cover the interior and exterior of the pub. A full list of works and pub floor plan can be found in the Downloads section. The refurbishment will enhance the pub’s Premium Local concept, creating a stronger drinks-led offer with a clear sports zone, refreshed trading areas and an improved beer garden. The scheme will make better use of the existing open-plan layout, while supporting live sport, social occasions, pub games and everyday drinks occasions.

Pub Financials
With our 5 Star Promise, you'll be paid a weekly revenue share plus a quarterly 20% uncapped net operating profit. Estimated On Target Earnings £47,058 Annual. Estimated Annual Turnover £435,577. Ingoing Costs £4,000. The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT.
