Three Fiddles is available on our Management Agreement, Just Add Talent. It combines our tried-and-tested pub concept with industry-leading training and support for you and your team. This is your opportunity to run a ready-made pub with no utilities, stock, rent or maintenance costs. We also supply ready-to-go till, stock ordering and health & safety systems. About the pub: Three Fiddles is a welcoming community pub, providing great value drinks and a friendly space for loyal locals to meet and enjoy everyday get-togethers. A full refurbishment of this pub is planned to help you drive trade. Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.
The pub occupies a prominent high street position in a busy historic market town, placing it at the heart of local amenities and transport links. Around 4,400 adults live within a ten-minute walk, increasing to approximately 10,800 within twenty minutes. Three Fiddles trades within a vibrant high street hospitality scene and has built a strong reputation as a successful wet-led pub. Its customer base includes local residents, incoming daytime visitors and people enjoying the town’s evening circuit.
The offer: Trade is driven by live sport, entertainment, local customers, daytime visitors and the town’s evening circuit. The refurbishment will build on the pub’s current momentum, creating a more comfortable and welcoming environment that encourages customers to stay for longer. Trading Area & Facilities: The planned refurbishment will cover both the interior and exterior of Three Fiddles. All customer-facing areas will be renovated and improved, with a refreshed interior décor, new external signage and an enhanced gaming and entertainment area. The works are designed to build on the pub’s existing success while creating a more comfortable, couples-friendly environment that encourages longer visits. The private accommodation will also form part of the refurbishment.
The pub's trading area and facilities post refurbishment will be:

- Gaming and entertainment area
- Pub garden with 48 external covers
- HEINEKEN SmartDispense
- Two-bedroom private accommodation
Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.
Private Accommodation: The private accommodation consists of 2 bedrooms, a kitchen, bathroom, and lounge.
Pub Financials: With our 5 Star Promise, you'll be paid a weekly revenue share plus a quarterly 20% uncapped net operating profit. Estimated On Target Earnings £47,082 Annual. Estimated Annual Turnover £499,865. Ingoing Costs £4,000. The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT.
