A planned internal and external refurbishment will refresh the Britannia as an established high-street community pub with improved kerb appeal, a stronger sports offer and upgraded customer spaces.
The Britannia is located on Gillingham High Street, benefiting from significant passing trade from shoppers and local residents. It is also close to Gillingham Town Football Club and the University of Greenwich campus. There are 11,118 adults within a 10-minute walk and 18 licensed competitors in the same catchment, placing the pub within a busy and vibrant hospitality scene. Its mixed customer base includes local residents, students, shoppers and football visitors. The refurbishment will build on the established community offer while creating greater appeal for younger customers, sports fans and new high-street visitors.
We are looking for an energetic, community-minded operator who can build on the Britannia’s established customer base. They will understand how to deliver a welcoming drinks-led pub, create a strong sports and entertainment calendar, and make the most of the pub garden and busy high-street location.
The refurbishment of the Britannia will cover both the interior and exterior of the pub. The pub's trading area and facilities post refurbishment will be:
- Main trading area with bar
- Separate games and sports zone
- 34 internal covers
- 23 external covers
- HEINEKEN SmartDispense
- Pub garden
Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.
With our 5 Star Promise, you'll be paid a weekly revenue share plus a quarterly 20% uncapped net operating profit. Estimated On Target Earnings £17,016 Annual. Estimated Annual Turnover £378,016. Ingoing Costs £4,000. The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT.
The refurbishment will focus on new external signage, improved kerb appeal, refreshed interior décor, targeted seating improvements and an enhanced sports and entertainment zone. The exterior will be refreshed and new signage installed to make the pub more visible and appealing from Gillingham High Street. Internally, targeted improvements such as new fixed seating and a décor refresh will make the established trading space feel more comfortable and relevant.
The Britannia will remain a drinks-led community pub. A dedicated sports and gaming zone, supported by Sky Sports and TNT Sports, will broaden the reasons to visit and help the operator build trade around football and other major sporting occasions. The existing garden is a major local asset and will support warm-weather trading and social occasions.
The refurbishment will strengthen an already established pub by improving its visibility, comfort and sports offer. This creates an opportunity to attract more high-street walk-ins, students, football supporters and local residents, while giving existing customers more reasons to visit throughout the week. The investment is expected to support increased footfall, dwell time and repeat custom.
