Doverdale is available on our Management Agreement, Just Add Talent. It combines our tried-and-tested pub concept with industry-leading training and support for you and your team. This is your opportunity to run a ready-made pub with no utilities, stock, rent or maintenance costs. We also supply ready-to-go till, stock ordering and health & safety systems. About the pub
Doverdale is a welcoming community pub, providing great value drinks and a friendly space for loyal locals to meet and enjoy everyday get-togethers. A full refurbishment of this pub is planned to help you drive trade. Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process. Located in a suburban area of Droitwich, Doverdale has around 5,000 adults living within a ten-minute walk. It is one of a handful of pubs in the immediate area, giving the new operator an opportunity to strengthen its position through strong community engagement and a distinctive entertainment offer. The pub currently attracts a predominantly wet-led, locals-driven customer base. Following the refurbishment, it will continue to serve its established regulars while becoming more attractive to families and other local groups looking for a welcoming place to socialise.

Doverdale will remain a wet-led pub, supported by a quality drinks range and a focused coffee offer. Trade will be driven through strong engagement with the local community, a year-round entertainment programme, functions, sports and games, and making the most of the pub’s dedicated function space. Trading Area & Facilities
The planned refurbishment will cover both the interior and exterior of Doverdale. Internal and external redecoration will give the pub a refreshed and welcoming appearance, supported by an interior décor update and new external signage to improve its kerb appeal. A new gaming and entertainment zone will help the operator build a stronger programme of activities, while the private accommodation will also be refurbished. Together, the improvements will create an attractive locals’ pub that makes better use of its trading areas and function space.
The pub's trading area and facilities post refurbishment will be:

- Approximately 40 external covers

- Car park with 12 spaces
- Private accommodation with four double bedrooms

The private accommodation consists of 4 bedrooms, a kitchen, bathroom, and living room.
Pub Financials
With our 5 Star Promise, you'll be paid a weekly revenue share plus a quarterly 20% uncapped net operating profit. Estimated On Target Earnings £43,967 Annual. Estimated Annual Turnover £387,257. Ingoing Costs £4,000. The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT.
