The Jolly Collier is located on a residential estate, with around 5,000 adults living within walking distance of the pub. The local area has a handful of nearby competitors, including community pubs, a restaurant serving alcohol and managed pub offers, so the Jolly Collier will need to stand out by delivering a warm, welcoming and reliable local pub experience. The pub has previously been a drinks-focused, traditional and value-led site, attracting a loyal but more mature customer base. As the pub is currently closed, the refurbishment creates a fantastic opportunity to rebuild its reputation in the local community and broaden its appeal.

Inside, the trading space will include a main bar area, a snug, a dedicated games and sports zone and around 70 internal covers. A major feature of the scheme will be the large beer garden, offering around 30 external covers and creating a strong opportunity to capture seasonal trade. The pub will also benefit from a small gaming snug with a real fire, giving it a distinctive, cosy feature that can appeal to regulars and new customers alike. The drinks offer will focus on a full range of quality beers and ciders, including a cask offer. There is no food offer planned, so the successful operator will need to create a strong wet-led community pub with a full programme of entertainment, including live sports, music and games.
This investment is designed to bring a closed pub back to life and re-establish it as a valuable community asset. With the pub currently closed, turnover is expected to increase by 100% following refurbishment. The improved trading areas, large garden, better sports and entertainment facilities and refreshed customer experience should help the Jolly Collier attract a broader customer base and rebuild its reputation locally.
