A refurbishment in the region of £161,328 is planned to transform the Bird in t’Hand into a refreshed community pub that celebrates its traditional character while creating a more premium and versatile experience for local customers.
What would you do with this pub to make it a success?
About the area The Bird in t’Hand occupies a prominent position at the bottom of Hindley High Street, on the corner of the A58 and A577.
Around 25,000 to 30,000 cars pass the site each day, giving the pub excellent roadside visibility, while its position opposite the local church places it firmly within the surrounding community.
There are 3,523 adults living within walking distance of the pub.
The existing trade is predominantly wet-led and value-focused, with a reliance on weekend trade and limited daytime use.
Following refurbishment, the pub will be repositioned to appeal to a broader customer base, targeting midlife and mature customers during the week while expanding its appeal to younger customers at weekends.
The local high street has a mixed hospitality offer, with eight competitors in the area, generally positioned towards the value end of the market.
The investment will help the Bird in t’Hand stand out through its traditional pub character, cosy rooms, open fire, nooks and crannies, dedicated areas for watching and playing sport, and an upgraded outdoor area designed to become one of the pub’s strongest points of difference.
The offer Bird in t’Hand is available on our investment tenancy agreement.
