A refurbishment investment of around £260,000 is planned to transform the Hope & Anchor into a standout community pub with a quality traditional interior, strong food offer and welcoming spaces for drinkers, diners and sports fans alike. What would you do with this pub to make it a success?

The Hope & Anchor sits in the pleasant village of Greatham, just off the A689 and ideally positioned between Hartlepool and Billingham. The village lies on the edge of the Teesmouth National Nature Reserve, an area known for its wildlife and natural beauty, while the nearby Tees river area is home to major employers including Hartlepool Power Station and Tata Steel. This mix of local residents, workers and visitors creates a strong base of potential customers for a well-run community pub.

The pub has historically attracted a loyal customer base, particularly for food, before closing in October 2025. Following refurbishment, the aim is to reposition the Hope & Anchor as a destination community pub that appeals to a broader audience, including families, casual diners and younger professionals looking for a welcoming place to meet, eat and socialise.

There are 1,199 adults within a 10-minute walk of the pub and 3,932 within a 20-minute walk, providing a solid local customer base to build regular trade and community engagement. The area is served by a number of nearby pubs across Hartlepool, but the refurbishment will allow the Hope & Anchor to stand out locally with a refreshed interior, improved kitchen and attractive outdoor space.

The refurbishment of the pub will cover both the interior and exterior of the site. The pub's trading area and facilities post refurbishment will be:

  • Main trading area with bar
  • Separate dining room
  • Snug area
  • Separate games or sports zone
  • Catering kitchen
  • Approx. 80 internal covers
  • Pub garden
  • Approx. 32 external covers
  • Car park (13 spaces)
  • HEINEKEN SmartDispense system
  • Private accommodation

Private accommodation consists of three bedrooms, living room, bathroom and kitchen.

With our 5 Star Promise, the rent at the start of your agreement is fixed until the end of its initial term. Indicative entry costs £52,805. Annual Estimated Annual Turnover £490,921. Annual Rent £27,972. Estimated Fixtures & Fittings Value £35,000. Stock Valuation £7,312. Working Capital Required £3,500.

A significant investment of around £260,000 will deliver a full internal and external refurbishment, breathing new life into the Hope & Anchor and transforming it into a vibrant community hub with strong appeal for both locals and visitors.

The refurbishment will completely refresh the interior of the pub, introducing new floor finishes, updated fixtures and fittings and a traditional yet welcoming décor scheme. Externally, the beer garden will be upgraded with restored decking, improved lighting and redecoration, creating a pleasant outdoor space for customers to relax and socialise.

This investment will transform the Hope & Anchor into a modern, welcoming community pub capable of attracting a wider audience and encouraging repeat visits.
