Fantastic opportunity to take over a well located pub with food, drinks and sports. The Bridge Inn is located in Stourport, about 10 miles north of Worcester. The pub overlooks Stourport’s historic bridge and the picturesque riverside park, featuring a beer garden with direct views of the bridge, greenery, and river. It is close to the Fairground that is open all year round.
There are approximately 2,500 adults within a ten-minute walk of the pub, and the area attracts ample tourists and visitors to nearby attractions. There are 20 other licensed premises within a 10-minute radius of The Bridge Inn, surrounded by shops, eateries, and pubs, as well as riverside paths. The main customer base consists of retired and employed adults in an area of medium affluence.
The potential of this pub lies in introducing a well thought through food & drinks offer. The site currently has the ability to drive trade via live sports, a selection of pub games such as pool and darts, and pub games machines. It offers good pub grub as well as a selection of wines, beers, and ciders. We’re always open to new ideas to drive trade.
The right operator for the pub will have extensive retail experience, a clear vision for their food & drinks menu and sports offer, and the ability to create a memorable experience for customers.

Pub Financials:With our 5 Star Promise, the rent at the start of your agreement is fixed until the end of its initial term. Indicative entry costs range from £8,833 - £28,500. Annual Estimated Turnover is £410,541, with an Annual Rent of £28,000. Entry Costs include a Deposit build up from 1 month rent of £7,000, Estimated Fixtures & Fittings Value of £15,000, Stock Valuation of £3,000, and Working Capital Required of £3,500.
The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT. Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee, and till floats. Additional ongoing charges payable during the term of the agreement will be outlined prior to completing a business plan and finalised at Heads of Terms.
Note that on FRI and Investment Tenancy Agreements, deposits will always be 3 months' rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 months' rent will be required for operators trading under a Limited Company with no Guarantors. To ensure a successful start-up, all applicants must have a minimum of £10,000 un-borrowed funds.
