Located on the Village of Lower Heswall, 20 minutes from both the Roman City of Chester and bustling Liverpool City Centre on the eastern bank of the Dee Estuary. The pub is just a minute’s walk from the Wirral Way, a 21 mile coastal route along the picturesque banks of the estuary, popular with ramblers, dog walkers and cyclists. The Black Horse is a great stop off point for nourishment along the way.
This is an established and sought after residential area, a tight knit community, with a local primary school, a cluster of independent retailers serving the village and a population of 7000 within a mile of the pub.
The potential of this pub consists of a great home cooked, contemporary menu complimented by world beers, heritage ciders, craft beers and cask ales. The ideal operator will ensure the Black Horse is a place to enjoy great coffee in a relaxed atmosphere or a perfectly poured continental lager, all in the surroundings of a traditional coaching house.
You’ll be an experienced operator, focused on hospitality and able to see how your contribution can quickly maximise the food offer here to complement the pub’s healthy wet sales. What’s more, you’ll recognise the need to be an integral part of community life through the provision of key activities throughout the year and through support of established village events.

Trading Area & Facilities
The pub has all of the features of a traditional coach house. From the feature porch the customer journey takes you to either the bar area or lounge. The bar, with its wooden floors and panelling, is a traditional area for vertical drinking and a focal point for pub games and sports viewing and especially welcoming for dog walkers.
Whilst the space in the lounge, with focal fire place, snug and main bar servery lends itself to casual dining and a great place to join in the quiz or socialise with friends. To the rear of the lounge, the separate conservatory is multi-functional and again is a perfect spot to enjoy lunch or can be used as a private dining/function space.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.
The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month’s rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 months’ rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 months’ rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
