A refurbishment planned in the region of £185,000 will transform the Coach & Horses into a premium local with a strong food offer, comfortable dining spaces and a welcoming community atmosphere.

About the area: The Coach & Horses is located in Kibworth, a large Leicestershire village around nine miles south‑east of Leicester and six miles north‑west of Market Harborough. Kibworth combines historic village character with strong local amenities, independent businesses, schools, sports clubs and convenient commuter connections. There are 5,511 adults within a 20‑minute walk and only two other pubs within around a 10 to 15‑minute walk, making the Coach & Horses one of a small number of local pub options. Following a period of inconsistent trading, the investment will broaden the pub’s appeal to families, casual diners, younger professionals, local residents and destination visitors.

Private accommodation consists of 2 bedrooms, a living room, kitchen, bathroom, and separate toilet room.

Pub Financials: 5 Star Promise: The rent at the start of the agreement is fixed until the end of its initial term. Indicative entry costs: £37,044. Annual turnover: £239,339. Annual rent: £26,177. Deposit: £6,544. Estimated fixtures & fittings value: £22,000. Stock valuation: £5,000. Working capital required: £3,500.

The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT. Estimated working capital is an estimate of key start‑up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

What we’re planning & why: The planned investment of approximately £185,051 will centre on a comprehensive internal refurbishment, supported by targeted improvements to the exterior, signage, lighting and garden. The transformation will introduce a new kitchen, create stronger dining spaces and refresh the pub’s overall look and feel.

What’s happening? A full internal investment will create a comfortable, cosy and more premium environment, with distinct areas for dining, relaxed drinks and community occasions. A new kitchen will support a robust pub food menu, while a dedicated dining area will help the operator build sustainable trade across lunch, evening and weekend occasions. The exterior will be redecorated with new signage and lighting to improve visibility and communicate the pub’s new positioning. The garden will also be improved to strengthen warm‑weather trade. A sports lounge will cater for live sport and darts without making sport the dominant reason to visit. Premium lagers, ciders, wines, spirits and mixers, all‑day coffee, quizzes, live music and karaoke can complement the food‑led core offer.

Why invest? The scheme will give Kibworth a premium village pub that combines quality food with a genuine community welcome. The new kitchen, improved dining spaces, stronger kerb appeal and broader range of occasions will fill a gap in the local market and help rebuild consistent trade. Current weekly sales are sporadic at around £3,000 to £5,000, with net weekly turnover projected to reach approximately £7,300 following the investment.
