A historic and much-loved village pub in West Yorkshire. The village is rich in history, and the Arabian Horse is no exception. Built in 1770 as the Bay Horse, the historic coaching inn changed its name to the Arabian Horse in 1850 after rare Arabian stallions were stranded nearby during harsh weather while travelling to Masham.

The Arabian Horse is located in the town of Aberford, next to the M1 to the east of Leeds. The pub is surrounded by a mix of housing, with Barwick-in-Elmet and Garforth less than 10 minutes away by car.

The pub benefits from being the only pub in an affluent village of around 700 adults. The Arabian Horse customer base is made up of mature and midlife adults.

The potential of this pub lies in maintaining a quality food & drinks offer. The site currently drives trade through live entertainment and community-focused events. It offers a selection of popular beers, ciders, wines and spirits, coffees, and a pub classic menu.

Private accommodation consists of three bedrooms, a living room, kitchen and bathroom.

Pub Financials

With our 5 Star Promise, the rent at the start of your agreement is fixed until the end of its initial term. Indicative entry costs range from £15,958 - £47,875. Annual Estimated Annual Turnover £574,051. Annual Rent £29,500. Entry Costs Deposit build up from 1 month rent £7,375. Estimated Fixtures & Fittings Value Rented fixtures & fittings deal available £25,000. Stock Valuation £10,000. Working Capital Required £3,500.

The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT. Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
