The Stag’s Head is a village local well positioned on a main road in the village of Esh-Winning, Durham. It sits on a corner plot, flanked by local shops and other amenities. Due to its central position, the pub attracts passing trade and locals alike.
The site offers a foundation tenancy agreement and has potential to develop a well thought through food and drinks offer. It currently drives trade via live entertainment, live sports and a selection of pub games such as pool and darts. It offers a selection of coffees, popular beers, ciders, wines and spirits.

Responsibilities
- Develop and implement a food and drinks strategy that drives trade.
- Plan and manage marketing, events and entertainment to attract customers.
- Deliver a memorable customer experience in a community-focused setting.
- Lead operations under a foundation tenancy agreement and work with approved suppliers and licensing requirements.
Qualifications
- Extensive experience in a community-led hospitality business.
- Clear vision for the food and drinks menu and marketing strategy.
- Ability to create an engaging entertainment and events program.

Private Accommodation
Private accommodation consists of three bedrooms, a living room, kitchen and bathroom.
Pub Financials
With our 5 Star Promise, the rent at the start of the agreement is fixed until the end of the initial term. Indicative entry costs range from £9,524 to £42,526. Estimated Annual Turnover: £300,120. Annual Rent: £18,014. Deposit: £4,503 (deposit build up from 1 month rent). Estimated Fixtures & Fittings Value: £30,000 (rented fixtures & fittings deal available). Stock Valuation: £4,523. Working Capital Required: £3,500. The figures are provided as a guide and will be finalised as part of the commercial agreement. All figures exclude VAT. Ongoing costs include property maintenance and SmartDispense. Details will be outlined prior to finalising a business plan and Heads of Terms.
Note: Under FRI and Investment Tenancy Agreements deposits are 3 months’ rent in advance and F&F must be purchased. A deposit of 6 months’ rent is required for operators trading under a Limited Company with no guarantors. A minimum £10,000 un-borrowed funds is required to start up.
