Traditional country village pub and restaurant. The White Hart, Newbold on Stour is a 16th-century traditional country pub and restaurant, situated in the village of Newbold on Stour on the A3400, between the historic market towns of Shipston on Stour and Stratford upon Avon. The pub is surrounded by mixed housing.

The pub benefits from being one pub found in an area of around 549 adults, with the main customer base made up of older adults in a high affluence area.

The potential of this pub lies in maintaining a well thought through food & drinks offer. The site currently has the ability to drive trade via food and drinks, selection of pub games, such as pool and darts. It offers a selection of a pub classic menu, popular beers, ciders, wines and spirits. We’re always open to new ideas to drive trade.

The right operator for the pub will have extensive experience in a destination food outlet hospitality business, a clear vision for their food & drinks menu, marketing strategy, and the ability to create a memorable experience for customers.

With our 5 Star Promise, the rent at the start of your agreement is fixed until the end of its initial term. Indicative entry costs range from: £10,625 - £22,875. Annual Estimated Annual Turnover: £423,025. Annual Rent: £25,500. Entry Costs Deposit: £6,375. Estimated Fixtures & Fittings Value: £8,000. Stock Valuation: £5,000. Working Capital Required: £3,500.

The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT. Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

In order to ensure a successful start-up, all applicants must have a minimum of £10,000 un-borrowed funds.
