Around 1,620 adults live within walking distance of the pub, giving the business a strong local community to engage, while its prominent roadside position provides excellent visibility to passing traffic.
The existing customer base is predominantly drinks-focused, with a traditional, value-led offer.
Following the refurbishment, the pub will be repositioned as a more premium but still accessible community venue, designed to appeal to a broader and more diverse customer base and re-engage local customers who may have lapsed from using the pub.
With only one other pub and two social clubs identified in the local competitive set, there is a strong opportunity for the Gun Inn to rebuild its reputation as a key community venue in the area.
