A refurbishment in the region of £48,000 is planned for the Phoenix, enhancing this established pub as a high-quality Great Pub, Great Food destination. There are around 1,418 adults living within a 10-minute walk of the pub, increasing to approximately 3,748 within a 20-minute walk. With no competing pubs within a 10-minute walk and only two more drinks-focused pubs in Hartley Wintney town centre, the Phoenix is well placed to offer something distinctive within the local area.

The pub currently attracts a loyal, more mature customer base and is already recognised as a destination for local customers. The investment will strengthen this foundation, helping the pub attract more families, casual diners, walk-in customers and destination visits.

Trading Area & Facilities

The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT. Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats.

Refurbishment Details

A planned investment of approximately £48,000 will enhance the Phoenix through external improvements and targeted internal upgrades. The scheme will refresh the frontage and signage, improve the pub’s kerb appeal and introduce enhancements to the back bar and interior décor.

The investment is designed to complement an already successful and well-established pub, creating an even more attractive environment for its loyal customers while encouraging new guests to visit.

Inside, improvements to the back bar and selected décor will create a more premium appearance and enhance the overall customer experience.

These focused changes will support the pub’s existing Great Pub, Great Food positioning without losing the character and qualities that have helped it build a loyal following. The Phoenix already has a strong reputation for food, particularly its Sunday roasts, alongside an established selection of cask ales, lagers and craft drinks. It is also well placed to serve coffee and attract daytime customers.

There is an opportunity for the new operator to develop entertainment and events that suit the local market. The successful applicant will need to retain the pub’s established strengths while introducing fresh ideas that attract families, casual diners and destination customers.
