The Friars Vaults is located in the market town of Haverfordwest, which is the most populated urban area of Pembrokeshire, surrounded by countryside and residential housing. Situated just off the A40 and only a short 20-minute drive from the beautiful Pembrokeshire coastline and National Park, The Friars Vaults is very popular with locals and visitors who want to relax and enjoy an excellent food and drink offer in welcoming surroundings.

The pub benefits from being located in the heart of Haverfordwest and part of the town centre circuit in an area of around 3188 adults. It attracts a great mix of customers from young to mature adults, as well as tourists to the area.

The potential of this pub lies in developing a well thought through 20/80 food & drink offer. What food & drinks would you look to implement in the pub? The site currently has the ability to drive trade via live entertainment, live sports, and a selection of pub games, such as pool. The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT. Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee, and till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, and SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

Note that on FRI and Investment Tenancy Agreements, deposits will always be 3 month’s rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month’s rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum of £10,000 un-borrowed funds.
